Greenville has some great historic neighborhoods that surround downtown. Hampton-Pinckney is Greenville’s oldest neighborhood and is just a few blocks from Main St. Along with downtown’s decline from the late 1960s to the 1980s, nearby neighborhoods like Hampton-Pinckney and Pettigru also declined and some houses were either torn down (Pettigru), became boarding houses, or were abandoned. This dramatic photo of the Eastlake Victorian home at 317 Hampton Ave. is an example of the state of homes in Hampton-Pinckney. The home was originally built in 1895 for B.A. Morgan, a local lawyer who also served as a member of the SC House of Representatives, City Attorney, and organizer of the Bank of Commerce at the corner of Coffee and Main Streets (now Ristorante Bergamo). Hampton-Pinckney’s bleak future turned a corner in the mid to late 1980s when families like the Colburns bought homes like this and restored them. Today, the neighborhood is filled with fully restored homes, a tight-knit community of home-owners and hosts one of Greenville’s most unique and wonderful annual events… HP Porchfest Mark your calendars for October 18, 2026 for this year’s event where musicians will perform for the public on the porches of these historic homes. Bring a folding chair and prepare to be charmed.
