Grand Forks Community Land Trust Our GFCLT Page will keep you up to date on the latest happenings! The amount of subsidy will increase as the income of families decreases.

The Grand Forks Community Land Trust is being developed to serve families who earn up to 120% area median income through different types of subsidy. On average, families served by CLTs throughout the country earn around 40% AMI. A few CLT facts (www.cltnetwork.org):
*Over 91% of families who purchase through a CLT are still homeowners after five years, compared to the national norm of 50% for firs

t-time, low-income homeowners.

*Homebuyers who purchase OUTSIDE OF A CLT are 8 times more likely to go through foreclosure than families who purchase a home through a CLT.

*A study of 3 similarly structured programs showed that, on average, over 70% of their homeowners went on to purchase market-rate, owner-occupied housing.

*CLTs provide a "guaranteed-sale" when a homeowner wants to move. Since all homebuyers are required to sell their homes to qualified CLT buyers, the CLT guarantees that if a buyer is not found within a very short period of time, they will buy the home back from the homeowner.

*Because the CLT maintains ownership of the land, the price of a typical home in the GFCLT would be reduced by around $30,000. CLT homeowners are, however, essentially able to make changes to the land as if it is their own property (landscaping, gardening, etc.) and are able to freely use the property as they would their own land.

This week, another Grand Forks household became CLT homeowners — thanks to strong partnerships and a shared commitment to long‑term affordability.

We’re grateful for the ND Legislature’s support through the ND Housing Incentive Fund and the North Dakota Housing Finance Agency. Special thanks to GF Title and Jen Ekberg & Granite Bank for navigating the details that make CLT transactions possible, as well as the Buyers' representative, RuthAnn Halvorson.

In just the first half of 2026, GFCLT made $1.6 million in Grand Forks real estate permanently affordable.

With 6 homes sold or in purchase agreement, we are on pace for our busiest year of our 15 years in existence.

Demand is high - our 2 homes posted last week had 8 viable applicants within 3 hours.

GFCLT is one of the most effective tools Grand Forks has to fight its growing homeownership shortage. Our impact scales with the resources available. With additional funding, we can preserve more homes, serve more families, and strengthen more neighborhoods — permanently.
