chase of a home should know that Greenbriar of Glendale Heights is FHA-approved. The predominantly owner-occupied community falls inside the boundaries of Glen Ellyn School District 41 and Glenbard High School District 87. Both school districts are recognized to be among the top performing public school systems in Illinois. Enrolled children attend Abraham Lincoln Elementary School (grades K-5), Hadley Junior High School, (grades 6-8), and Glenbard West High School (grades 9-12), all of which are located in the adjacent village of Glen Ellyn, Illinois. Full-day kindergarten is also an option at D41's Kindergarten Center (opens fall, 2025) located on the campus of Churchill School in Glen Ellyn, Illinois. Both school districts provide bussing for our community's students to and from their respective schools. All of the townhomes are situated along Coventry Circle, which is centered around Greenbriar Park. The public park features a playground, open playing field, paved walking path, and picnic shelter. Residents have full "resident" access to the facilities, programs, and services available from BOTH the Glen Ellyn Park District as well as the Parks and Recreation Department for the Village of Glendale Heights. In total, there are 18 buildings and 89 townhouse units. Each building has either four, five or six side-by-side units. The buildings were originally constructed in three phases with poured concrete foundations, wooden frames, brick and vinyl exteriors, and asphalt shingle roofs. 69 units have three bedrooms, and 20 have two bedrooms. All units are two stories, have separate individual entries, attached two-car garages, concrete patios, and full basements. 11 of the units located on the east side of the property also have walk-out basements with wooden decks above the patios. Since 2008, asphalt replacement of driveways and aprons is ongoing and as-needed. All of the decks were completely rebuilt in 2013. Shingle replacements (total tear off) were completed for the roofs on all 18 buildings throughout May-June, 2024. Advantage Management provides professional, off-site management services for the community under the direction of a three-person board of directors, which is elected annually by the unit owners. Only unit owners are eligible to volunteer their service on the board of directors and are encouraged to consider doing so for at least one, two-year term of office. The board of directors is responsible for the community's governance and finances as well as maintaining the common and limited common elements, such as exterior maintenance of the buildings and grounds, including appearance, landscape, and snow removal. Illinois law stipulates the board of directors is required to hold at least four regular meetings throughout the calendar year in addition to an annual meeting, and all unit owners are invited to attend.

On September 18, 2025, the Village of Glendale Heights Village Board of Trustees unanimously approved two new ordinances: one regulating E-Bikes and Low-Speed Gas Bikes, and another addressing Electric Scooters and Personal Mobility Devices. These measures were adopted to enhance safety for riders, drivers, and pedestrians, and to help prevent potential accidents in our community. If any unit owner is in need of replacement window screens for either or both of the second floor bedrooms on the backside of the unit (the bedrooms with the original, builder-installed, slider windows directly above the patio and living room), the neighbor at 1117 saved two (2) after having replaced the old windows. Both had been rescreened with new mesh and remain in very good condition - no rips, tears, bends or breaks. Asking $75 each or $100 for the pair. P.S. If you’re at all thinking about selling or renting your unit, the Village just ā€œlovesā€ to address torn window screens during inspection.

Experience Lake Ellyn by kayak, canoe, or pedal boat! Boating in the Park takes place from 12-4 pm on Sunday, August 10, and is open to all ages. No registration is required. The rental fee is $10 per boat for a 20-minute session.
