About Greenbriar of Glendale Heights
Greenbriar of Glendale Heights is a condominium association organized on September 21, 2001, under the laws of the State of Illinois as provided by the General Non-for-Profit Corporation Act in force January 1, 1987. This townhome community is located in a quiet subdivision south of North Avenue (IL-64) and west of Glen Ellyn Road - about 2.5 miles west of I-355. New buyers needing to finance the purchase of a unit should know that Greenbriar of Glendale Heights is FHA-approved (expires 06/13/2023).
The predominantly owner-occupied community falls inside the boundaries of Glen Ellyn School District 41 and Glenbard High School District 87. Both school districts are recognized to be among the top performing public school systems in Illinois. Enrolled children attend Abraham Lincoln Elementary School (grades K-5), Hadley Junior High School, (grades 6-8) and Glenbard West High School (grades 9-12), all of which are located in the adjacent village of Glen Ellyn, Illinois.
All of the townhomes are along Coventry Circle, which is centered around Greenbriar Park. The public park features a playground, paved walking path and picnic shelter. Residents have FULL access to the facilities, programs and services available from BOTH the Glen Ellyn Park District as well as the Parks and Recreation Department for the Village of Glendale Heights.
In total, there are 18 buildings and 89 townhouse units. The buildings were constructed in three phases with poured concrete foundations, wood frames, brick and vinyl exteriors and asphalt shingle roofs. 69 units have three bedrooms, and 20 have two bedrooms. All units are two stories, have attached 2-car garages, concrete patios and full basements, of which 11 units have walk-out basements with wooden decks above the patios. All of the decks were completely rebuilt in 2013.
Since February 1, 2018, Advantage Management, Inc., located at 350 N. LaSalle St. in Chicago, Illinois, provides professional management services for the community under the direction of a three-person board of directors, which is elected annually by the unit owners. Only unit owners are eligible to volunteer their service on the board of directors and are encouraged to consider doing so for at least one, two-year term of office.
The board of directors is responsible for the community's finances and exterior maintenance of the buildings and grounds, including appearance, landscape and snow removal. In addition to the annual meeting, at least four (4) regular meetings are scheduled throughout the year either in-person or via conference call, and all unit owners are invited to attend.
As Greenbriar is a condominium community, the board of directors is also responsible for establishing and enforcing community rules, guidelines and standards as needed/required in accordance with the association's Declaration and Bylaws, Rules and Regulations as well as the Illinois Condominium Property Act. All residents and potential buyers need to understand that living in a condominium is different than living in a rental apartment or detached single-family home. It's strongly recommended to inquire with the current unit owner and community manager as to these specifics prior to closing on a real estate transaction or signing a lease for a given property, i.e. buyer/leasee beware, as all unit owners and residents are equally accountable and appreciate when the board of directors acts in an impartial and consistent manner.
Some examples of the community standards, guidelines and rules for owners and residents of Greenbriar of Glendale Heights, as well as their guests and visitors, include regular (monthly) and special assessments, occupancy, pets, vehicles, exterior appearance/modifications, satellite dish/antennae installations and guest parking spaces as they pertain to both common and limited-common elements.
