On January 18, 2023, Cory Brady of Integrated Landscape Solutions presented a design concept at a meeting of homeowners living within 300 feet of a tract identified for development as required by Code.
Topic: “Introduce a preliminary proposal for a medical/professional office development upon the 18.29-acre tract of land locate on the north side of Poplar Avenue, approximately 1,700 –feet west of Forest Hill Irene Road. (The developer has discussed the concept with the Germantown Planning Commission in advance of submitting a formal rezoning application.)
The development tract would consist of two 2-story buildings totaling 30,000 bsf, 356 parking spaces, and a Borrow/Wet Detention Area.
The property owner described his intention to build an ambulatory surgical center and other offices on the site.
The tract is currently zoned residential and would require rezoning as office/medical. The rezoned tract, classified a as O or O-1, would be surrounded by homeowner properties zoned residential (spot zoning).
The tract borders homes in several neighborhoods. These include: Shady Creek, Forest Hills, Elysium, Grove Forest, Winston Woods, and Oakleigh III, plus at least two unaffiliated homeowner properties.
The northern and eastern boundaries of the tract border a flood plane. Storm water run off from the tract in 2019 contributed to major storm water flooding in over 100 homes. Significant damage occurred in the Shady Creek neighborhood and further north along Brachton Avenue and Calkins Road toward Dogwood Road.
