Braemar includes more than 2,800 residences and features everything from a small town feel to hiking trails and recreational facilities. Conveniently located just minutes from I-66 and off Linton Hall Road, Braemar offers a pleasing balance of nature, convenience, and amenities. Braemar is the master association for the Braemar Community and provides a variety of recreational facilities and ameni

ties including two outdoor swimming pools, tennis courts, basketball courts, a pickleball court, and several tot lots. In addition, there are miles of paved trails on which to hike, walk, jog or bike. The neighborhood is located in the Prince William County Public School District, which is the second largest school district in Virginia. All eligible Prince William County High Schools ranked among the top eight percent in the US in the Washington Post High School challenge. Commuters will find Braemar a great home base with easy access to Route 66, Route 29, and the Prince William Parkway. The VRE station in Manassas is also just minutes away. Conveniently located to shops and restaurants at Braemar Village Plaza and Bristow Shopping Center, the community is also within a short distance of Gainesville, Manassas, and Haymarket. The community includes ten independent sub-associations that bring a neighborhood feel and represent all types of housing options from condos, townhomes, and courtyard homes to single family homes with and without garages. The Braemar HOA page is intended to provide information on occurrences in the community and information and reminders about events in and around Western Prince William County. The page accompanies the exchange of information that occurs at board meetings, within the community's newsletter, and by direct mail and email. It allows quicker dissemination of information to the community. CMC Management monitors the site and in collaboration with the board and posts content. Homeowners have the ability to write posts and comment on existing posts but are not allowed to post photos or other content to the page in order to limit concerns with privacy issues and liability. If homeowners would like to provide information to the board which cannot be uploaded, we suggest using the published email addresses for board members and management staff, or bring the content directly to the management staff or to board meetings. Get ready for a frightfully fun afternoon with your Braemar neighbors!

The Braemar Boo Bash will take place on Saturday, October 24, 2026, from 3:00–6:30 PM at 12751 Rob Roy Way, Bristow, VA 20136.

This is a private community event exclusively for Braemar HOA residents.

Children can trick-or-treat among creatively decorated resident-hosted trunks while families vote to select the best displays. Guests can also enjoy a live DJ, inflatables, pumpkin decorating, a pumpkin treasure hunt, strolling characters, fall-themed photo opportunities, seasonal treats, and more.

The Costume Catwalk will take place at 5:00 PM, giving residents an opportunity to showcase their costumes and compete for Ultimate Trick-or-Treat Basket prizes.

Complimentary pizza slices, popcorn, s'mores and hot cider will be available, while supplies last. Other food, crafts, prizes, and activities are also limited and available while supplies last.

Come dressed in your Halloween best and prepare for an afternoon of not-so-spooky family fun!

📢 Community Notice: Upcoming BOCS Vote on Vint Hill Substation Expansion on September 22!

Neighbors,

The Prince William County Board of County Supervisors has scheduled the final vote regarding the proposed Vint Hill Substation/Switching Station expansion. Following a 90-day deferral over the summer, the county will hear public comment and make a decision on Special Use Permit -00009.

What is being proposed?
Dominion Energy is seeking approval to expand its current infrastructure into a larger 500 kV/230 kV gas-insulated industrial substation/switching station. The official permit states that the upgraded site will encompass 23.41 acres—double the size of the current switching station.

How to Participate:
If you wish to listen to the proceedings, hear the expert testimony, or speak directly to the Board of Supervisors during the public comment period, please join your neighbors at the upcoming public hearing:

🌞Friendly Reminder Regarding Pool Hours🏊

As we head into the final weeks of the pool season, please note the following schedule changes:

🏊 Iona Sound Pool
Beginning Monday, August 24, weekday hours will be 4:00 PM – 9:00 PM. The pool will be open 10:00 AM – 9:00 PM on weekends.

🏊 Rob Roy Pool
Rob Roy will continue to open at 10:00 AM through the end of the pool season.

💦 Adult Swim has ended for the season.

📅 The last day of the 2026 pool season is Monday, September 7th.

Trail Closure – Please Continue to Stay Off This Section of the Trail

Management is continuing to investigate the sinkhole/area of ground settling along the Braemar trail between Clareybrook Park and Moray Firth Drive.

For everyone’s safety, please continue to stay off this section of the trail until further notice. The affected area remains closed while Management works to determine the appropriate repairs and next steps.

We appreciate everyone’s cooperation and ask that residents please respect the closure and avoid entering this section of the trail until it has been cleared for use.

We will provide additional updates to the community as more information becomes available.
