VILLAGE 7 – ELECTRICAL UPGRADE UPDATE

Good afternoon, everyone,

I’m pleased to announce that the electrical upgrade for Building 116 has officially been completed!

The building has been fully re-energized, all new electrical equipment is installed, and the system is up and running. This is a major improvement to our infrastructure and should serve the building well for the next 50 years.

A special thank-you to everyone involved in making this first phase a success, especially our contractors and the residents of Building 116 for their patience, cooperation, and understanding throughout the process.

Next Up: Building 117

* Start Time: 8:00 AM

Residents of Building 117, please make sure you have completed your preparations for the scheduled power outage. Make sure the refrigerator and freezers are unloaded and propped open to prevent any mold.

We’re off to a great start, and it’s exciting to see this long-awaited project moving forward successfully.

Thank you again for everyone’s continued cooperation as we work toward completing these much-needed improvements throughout our community.

• Evaluate and prioritize landscaping upgrades at the front of buildings.
Clubhouse – Hank

• Proposed improvements to the community grill area.
• Updates on community signage, pool building, and garbage area.
Insurance – Gisele

• Insurance updates and related matters.
Pool & Pool Deck – Gisele and Celeste

• Research outstanding county or state pool violations, if any.
• Identify and evaluate qualified commercial pool contractors in Martin County.

Dumpster & Recycling Compliance

• Importance of following posted dumpster hours.
• Proper recycling procedures and prevention of contamination.
Water Leak Prevention

• Recommendation to install water detection devices beneath air-conditioning units and hot water heaters to reduce potential water damage.
Emergency Access & Key Storage

• Proposed upgrades to the Association’s key storage cabinet and access policies.
• Building-by-building inspections to verify that current emergency keys or entry codes are on file for every unit.

Important Dumpster & Recycling Reminder

Dear Residents,

Welcome back to all our seasonal residents returning to Cedar Pointe Village 7!

As everyone settles in for the season, we would like to remind residents of our dumpster hours and address an ongoing concern regarding proper recycling.

DUMPSTER HOURS

Monday through Saturday: 8:00 AM – 7:00 PM
Sunday: CLOSED

Please respect these hours.

RECYCLING RULES & REGULATIONS

Over the past several months, we have made significant progress in keeping improper materials out of our recycling container. Unfortunately, we must revisit this issue.

Plastic garbage bags, plastic grocery bags, household garbage, and other non-recyclable items are NOT permitted in the recycling container.

As of today, October 9, 2026, the following prohibited items were found in our recycling container:

* Laundry baskets
* Plastic kitchen garbage cans
* Two suitcases
* Plastic shelving unit

These items clearly do not belong in the recycling container.

PENALTIES & ADDITIONAL COSTS

If our recycling container is rejected due to improper materials, the association may be charged a return fee of up to $650.

* If the responsible individual is identified, they will be billed for the return fee.
* If the responsible individual cannot be identified, the expense may need to be shared among all 140 units.
* Individuals identified as improperly disposing of prohibited materials may also be subject to a $25 penalty, where authorized by association rules and applicable law.

PLEASE HELP KEEP OUR EXPENSES UNDER CONTROL

The recycling container is clearly marked with instructions identifying acceptable and prohibited materials. Please take a moment to read and follow these guidelines.

Improper recycling creates unnecessary expenses for our entire community. These costs are completely avoidable if everyone follows the rules.

We have worked hard to maintain a financially strong association, and unnecessary expenses like these ultimately affect every homeowner.

Let’s continue working together to keep Cedar Pointe Village 7 clean, organized, and financially responsible.

⚡ CEDAR POINTE VILLAGE #7 – ELECTRICAL UPGRADE SCHEDULE ⚡

The electrical upgrade project is scheduled to begin as follows:

Building 116: Monday, October 12
Building 117: Monday, October 19
Building 118: Monday, October 26

Residents in these buildings should plan accordingly for the scheduled work. As of now they plan on 1 full week of work, meaning no power that week for each building. Please make sure all refrigerators have been emptied and doors propped open.
