Meet Brooke! Brooke is the Regional Housing Officer at the NoCo Foundation. She has been in her role for a year and has been a rockstar since day one. Read on to learn more about Brooke.

What is a nonprofit you are passionate about and why?
I worked at Neighbor to Neighbor for 7 years and will never get over the amount of hope and long-term stability rent assistance can provide to hardworking families. That being said, we are lucky to live in a community with many wonderful nonprofits that act as a critical social safety net.

What’s your superpower in the workplace?
Building relationships—I love connecting with people from all walks of life, learning what makes them tick, and sharing a laugh or two.

What’s the best piece of advice you’ve ever been given?
You can't always choose the day ahead of you, but you can choose your attitude about it.

What's your favorite weekend activity?
It depends on the season! In winter, I'm probably cuddled up with a book; in spring, you'll see me on the driving range trying to remember how to golf; in summer, you can catch me on my paddleboard; and in fall, I'm cheering on the Broncos, Rams, and my fantasy football players.

Housing at a Crossroads Key Factor 2: What We Build Does Not Match What People Need

The data shows that much of the housing built in recent decades has been larger, single-family homes, even as household sizes are declining. The fastest growing demographic in our region is older adults, who often have different housing needs.

Smaller, more attainable options are in short supply, in part because state and local policies limit what can be built and where.

This mismatch reduces flexibility in the market and people may stay in homes that no longer fit their needs, while others struggle to find an entry point.

Community Intersection: Nourishing

Nourishing is one of the most important intersections in Northeast Colorado, encompassing agriculture, water, weather, energy production, and food security.

Agriculture is the foundation of Northeast Colorado's economy and identity, and supports nearly half of all jobs in the region. While nearby Weld County is the top agricultural-producing county in the state, the NECO region produced more in agricultural revenues than Weld County with a much smaller population.

At the same time, the region faces significant challenges. Forty percent of farmers are age 65 or older, just 9% are under 35, and one-quarter are new to the industry—highlighting the need for agricultural succession planning.

Food security is another concern. While Northeast Colorado helps feed the state and beyond, 16% of residents rely on SNAP benefits, compared to 10% statewide, and more residents report eating less than they should because they cannot afford food.

Water remains central to the region's future. With a large agricultural sector, the region depends on good weather and water supply to produce food and food products.

Colorado supplies 19 other states and Mexico with water. We only keep 40% of what is generated here. Agriculture uses a majority of the water that we keep within the state, and of that, 44% of the total irrigated acres are within the South Platte Basin. With more droughts and severe weather events, water and weather are becoming a bigger challenge for Northeast Colorado areas.

These are only a few of the many stats, challenges, and opportunities highlighted in the Nourishing Intersection in the report.

We are excited to welcome Gavin Spaur to the NoCo Foundation as our new Controller. Gavin will support the Foundation's internal accounting operations and financial reporting functions. A Northern Colorado native from Johnstown, he earned degrees in Accounting and Finance from the University of Northern Colorado and maintains an active CPA license. In his free time, Gavin enjoys taking advantage of Colorado’s abundant outdoor recreation opportunities, including skiing, snowboarding, fishing, and hiking. He also values spending time with friends and family and making the most of everything his home state has to offer.

Housing at a Crossroads Key Factor 1: Growth Continues and is Changing Who We Are

While we are used to growth in Northern Colorado, it is turning into a nuanced conversation. Not only is overall growth slowing in the region, but different parts of Northern Colorado are growing at different paces.

To add to that nuance, the makeup of households is also changing. As much of our population grows older, young families are leaving the region because they can't afford to live here or they are choosing to have fewer children due to affordability.

The Intersections Report is based on a framework.

If we want to look at community well-being, we have to start with the individual, then go to the family/organization, to the greater community, then finally the whole six-county region.

Resiliency shows up across this scale and is at the heart of well-being. Well-being is multi-dimensional, and happens at the intersection of "who we are" and "where we want to go."

This report looks at six key processes where well-being and resilience are built and sustained, these are the intersections: nourishing, sheltering & caring, transacting, connecting, beautifying, and renewing.

These six processes are where issues intersect with each other and with our daily lives. This framework gives us a practical way to see how challenges overlap, helps us understand why solutions in one area affect others, allows us to identify opportunities for collaboration, and reveals where potential interventions may intersect with several interconnected issues.

Throughout the next weeks, we will dive into each of these community intersections to talk about the challenges and opportunities identified throughout Northeast Colorado.

Housing outcomes in Northern Colorado are shaped by a set of interconnected factors. Together, they impact how we plan for and produce housing, and the constraints and opportunities ahead.

Addressing these factors will require coordinated effort, sustained investment, and continued collaboration across sectors. The Housing at a Crossroads Report is intended to support that work by offering a shared starting point for understanding the regional challenge and identifying opportunities to move forward together.

In the coming weeks, we will discuss each of these factors and they mean to our regional housing challenges.
