Wolf Creek Park (WCP) is a bold and innovative demonstration of public sector-initiated mixed-use development. Genesis of the idea was the 2001 Comprehensive Development Plan for Fayette County. The West Virginia Fayette County Urban Renewal Authority (URA) is developing a sustainable community with the intention of improving the economy while preserving the environment. WCP is a 1,000-acre tract
that includes a potential for 21 light manufacturing or technical sites, 60 single-family home sites, 36 town house units, a retirement community, small retail center, extreme sports training center, and the New River Birding & Nature Center including community and conference facilities. Wolf Creek Park is located within 500 miles of 66% of the U.S. population and 33% of the Canadian population in Fayetteville on Rt 16 near Appalachian Drive and adjacent to US-19, a major interstate connector that provides access to the entire eastern seaboard. CSX Transportation provides nearby rail service and two airports are located within sixty-five miles. There is no B&O tax for businesses operating here, as Wolf Creek Park is county-owned property. A lease to own option will avoid property taxes to qualifying companies, for the term of the lease. Infrastructure is in place and continues to extend. Affordably priced at $55,000/acre for industrial/commercial sites, WCP is ready to serve your needs and those of your clients. They say an education in the mountains lasts a lifetime. In the role of higher education, located within fifty miles of WCP are two technical institutes, a college and a university. The Governor’s Guaranteed Workforce Program provides financial and technical assistance to new and expanding businesses for training, retraining, or upgrading the skills of their employees, and designed to accommodate the needs of individual employers. West Virginia’s skilled and flexible work force has earned a reputation for dedication, loyalty and low absenteeism. Wolf Creek Village, the first housing component of WCP, started construction in 2013 thanks to the efforts of local real estate developer Morgan Bracken. Designed to work in harmony with green space, homes will set on approximately 1 acre wooded lots providing lovely backdrops and views from spacious rear decks and windows. A small number of homes are planned with all the amenities and underground utilities of the city. Wooded views, hiking trails and streams will connect a contemporary community to the mountains of West Virginia. Wolf Creek Park is actively seeking businesses and residents, who desire a live, learn, work and play outdoor oriented atmosphere. Presently, the New River Birding & Nature Center functions as an outdoor classroom with Woodland Trails and a Wetland Boardwalk. Eventually it will include LEED-certified structures, amphitheater, and a network of self-interpretive nature trails throughout the residential and business areas. This project is underway, led by one of the best scientific minds in science Dr. Bill Hilton, Jr. The NRBNC will host the annual New River Birding & Nature Festival (named a Top 10 birding venue in Bird Watcher’s Digest), as well as many other environmental education programs.
