A lot of people put off that first conversation because they assume it commits them to something. It doesn't.

Sitting down to talk through what your home might be worth, what you could afford, or whether this year makes sense at all is a normal starting point, and it usually comes well before any agreement is signed.

REALTOR® agents serving Fairmont and Marion County will give you a straight answer in that meeting, including when the answer is wait. That candor is part of what membership in the National Association of REALTORS® asks of them.

People ask us what an association of REALTORS® even does. Fair question.

The Fairmont Board of REALTORS® is the local home of the National Association of REALTORS® for Fairmont and Marion County. We handle member education and training, administer the professional standards process, support the tools members use daily, and organize the community work our members put their own time into.

The short version: we exist so that membership means something specific here, not just on paper.

Three films. One idea: show the parts of a home sale that usually happen offscreen.

Our Following the Agent series is now complete, told throughout from the client's point of view. Watch them back to back, and you get a full walk-through of a transaction, from the first sit-down to the last signature.

Every step you see is the work of a REALTOR® agent, a member of the National Association of REALTORS® held to the REALTOR® Code of Ethics.

An offer is accepted. Everyone exhales. Then the appraisal lands under the contract price, and suddenly there's a gap somebody has to close.

Renegotiate, cover the difference, challenge the appraisal, or walk away. Each option carries a cost, and the right one depends on details specific to the deal.

Talking a client through that calmly, with their finances rather than the commission in view, is the job. It is also what the REALTOR® Code of Ethics obligates every member of the National Association of REALTORS® to do.

A code of conduct only counts for something if somebody enforces it.

The REALTOR® Code of Ethics has been enforced for more than a century, and it is enforced locally. When a member of the National Association of REALTORS® is accused of violating it, the complaint is heard through the professional standards process run by their association, not waved off.

That is what the Fairmont Board of REALTORS® means when we talk about accountability. It is a process, not a slogan.

Almost no inspection report comes back spotless. What matters is what happens next.

Deciding which findings to raise, which to let go, and how to ask for them without losing the deal takes practice. Get it wrong in either direction and you either pay for someone else's problem or watch the sale fall apart.

A REALTOR® agent has been through that conversation many times. Membership in the National Association of REALTORS® brings the training behind it, and the REALTOR® Code of Ethics keeps the client's interest at the center of it.

Every September we hear the same question: did we miss the window?

There isn't one right answer, and anyone who gives you a quick one is guessing. Buyer activity, current inventory, how a specific property compares, and how soon you need to move all pull in different directions.

Sorting through that is exactly what a REALTOR® agent is there for. As members of the National Association of REALTORS®, REALTOR® agents bring the market knowledge and the ethical obligation to give you an honest read instead of a convenient one.
