Bringing new life to historic buildings can create opportunities for an entire neighborhood. Jon Birdsong, CEO of South Downtown, is a 2026 Metro Atlanta Redevelopment Summit finalist for Redevelopment Champion of the Year!

Working with David Cummings, Jon helped acquire a stalled redevelopment portfolio spanning 10 city blocks, 16 acres and more than 50 historic buildings in downtown Atlanta. His work is bringing new activity to the area while preserving its historic character, with projects that support entrepreneurship, housing and local business growth. The opening of Atlanta Tech Village’s South Downtown location is one example of how existing buildings are being reimagined for new uses.

By taking on a complex redevelopment challenge and creating opportunities for businesses to grow within Atlanta’s historic core, Jon is helping shape a new chapter for South Downtown.

Transforming Atlanta’s Gulch into a connected downtown neighborhood requires both a long-term vision and the ability to turn investment into progress. Brian McGowan, President of Centennial Yards Company, is a 2026 Metro Atlanta Redevelopment Summit finalist for Redevelopment Champion of the Year!

Brian is leading the redevelopment of 50 acres of underutilized land in the heart of downtown Atlanta into a destination for housing, hospitality, entertainment and public spaces. Recent milestones include the opening of The Mitchell, featuring 304 apartments, and the 292-room Hotel Phoenix, while public-private partnerships continue to advance the broader entertainment district.

Strong talent pipelines start with collaboration across education, workforce development, and industry. Partnership Gwinnett’s Q4 Talent Council meeting brought together education and workforce leaders at the JA of Georgia at Gwinnett to share updates on the programs and initiatives shaping Gwinnett’s talent pipeline.

Representatives from Gwinnett County Public Schools, Gwinnett Technical College, Georgia Gwinnett College, University of Georgia - Gwinnett Campus, PCOM Georgia, and Gwinnett County Government shared updates on their work to support students, develop skills, and prepare the workforce for the region’s evolving needs. The meeting concluded with a tour of the Junior Achievement Discovery Center, highlighting the importance of hands-on learning and career readiness in preparing the next generation of talent.

We’re still reeling with excitement from the power of partnerships in Georgia! 🎉 Last week, UCB dedicated the future site of its U.S. biologics manufacturing campus at Rowen in Gwinnett County—a milestone for an approximately $2 billion investment expected to create 330 highly skilled permanent jobs and support more than 1,000 construction jobs.

Redevelopment takes collaboration, and Ann Hanlon has spent her career bringing public and private partners together to move the Perimeter CIDs forward. Ann Hanlon, Executive Director of Perimeter CIDs, is a 2026 Metro Atlanta Redevelopment Summit finalist for Redevelopment Champion of the Year!

Through investments in pedestrian connections, trails and transportation infrastructure, Ann helps connect businesses, residents and transit across Sandy Springs, Dunwoody and Brookhaven. The CIDs have committed millions toward projects such as the Mount Vernon trail, a connection between the hospital district and MARTA, and pedestrian improvements beneath I-285. Through Envision Perimeter, she also brings together employers, developers and local governments around a shared vision for the district’s future.

Her leadership supports the continued evolution of established commercial areas into more connected, accessible destinations. From infrastructure improvements to new investment at projects like Campus 244 and High Street, Ann’s work demonstrates how regional collaboration can help unlock redevelopment opportunities across metro Atlanta.
