Generator Discussion: Okay while I seldom post, let me try to clear up this discussion before it gets out of hand. In an emergency such as our current power outage, you can use a temporary generator that is powered by gas or propane. Only those generators that are permanently installed are required to use only natural gas. So if you have a temporary generator that is in use and in your driveway or open garage (don;t want gas fumes to enter the house) and it is powered by gasoline or propane you are okay to use that generator during emergency situations like our power outage. Again to state, only generators that are permanently installed are required to be powered by natural gas.

Snow Emergency - Street Parking Ban In Effect Starting Midnight Tonight and Towing Enforced.
Hi Neighbors!
I'm sure you have already started hearing the weather reports, but today Saturday Dec. 11th, 2016 there is a winter storm advisory due to the 9in of snow we are supposed to receive. Please move your vehicles from the street into your garages and drive ways so that we can clear all the snow and make our roads as safe as possible. If you need more space, you can park your vehicle parallel on the apron blocking the sidewalk while the ban is in effect. Signs have been placed at both entrances to the community. Let's come together as a community and help each other out! If you see your neighbors vehicle in the street, please let them know about the ban so no one has to be towed.

We will be conducting controlled flushing of our water mains this next week, Tuesday, October 18, 2016, to ensure high standards of water quality and proper operation of valves and fire hydrants. Flushing will start at 9:00 am and be finished by 4:00 pm,
Water mains are flushed by opening fire hydrants and allowing them to flow freely for a short period of time. The flushing cleans out sediment and other particulates, which accumulate normally in the water mains. Highland Treatment also tests and performs routine maintenance on valves and fire hydrants during the flushing operation.
The water is safe to drink and use during flushing. However, flushing may result in some temporary discoloration or a milky appearance. It may also result in some sediment in the water., homeowners may want to avoid doing laundry for that day. The milky appearance is a result of air bubbles that were introduced into the water during flushing. All water will return to normal in a day or two. If you experience reduced water flow, remove faucet aerators or filters, clean, and reinstall. After flushing if you experience discoloration of your water, let the cold water faucet run until the water runs clear.
Smelling Extra Chlorine?
You may notice a more pronounced chlorine taste or odor in the water during flushing. This is a result of Free chlorine in the system, is part of the disinfecting and iron removal process and may be more noticeable at this time. This will dissipate when water is left in an open container in the refrigerator. Letting water sit in a glass for a moment will also take care of air bubbles that are stirred up during flushing and cause the milky appearance.

Why are you flushing hydrants, it seems like a waste of water?
We flush our water mains each year to make sure we have high quality water and to protect your health. It’s an industry standard safety measure. Any sediment or particles that are in the system get flushed out. At the same time we make sure our hydrants are in working order in case of fire.
Am I paying for this water?
Not directly, but this is a normal cost of operations.
Why does my water smell or taste like chlorine?
The water is safe to drink and use during flushing. You might notice some temporary discoloration or a milky appearance. It may also result in some sediment in the water. homeowners may want to avoid doing laundry for that day. The milky appearance is just air bubbles that were introduced into the water during flushing. Filling a pitcher with water and leaving it in the fridge uncovered will help with the chlorine taste, or let the water sit in a glass for a moment before drinking it.

The road repairs have started with some staging and preliminary work today. Tomorrow, Thursday, sometime between 7 am and 11 am, T&M will be milling sections of Beechwood, Gingko, Mulberry, Bayberry and Walnut. The milling will remove sections of the asphalt roadway to a depth of 2 inches. It is safe to drive on this but use caution and slow speeds. Friday and possibly Saturday will involve any remaining milling and asphalt replacement and other repairs. Parking is prohibited on these streets. Please park all cars in driveways. Towing will be in effect to remove any cars that are in the way of ongoing road repairs.

Our next community Board meeting will be at our Clubhouse on Tuesday May 24th starting around 7:30 PM.

Please plan to attend if you can do so, we are a great community and we need as many people within our community to attend each and every meeting so they and be informed and educated in regards to how our HOA Dues are spent on a regular basis.

Everyone,
If you ever discover a situation where something needs to be maintained, fixed or addressed within our community it is a co-owner’s responsibility to report these issues to our management company.
Simply posting a potential hazard within our community to Facebook does not absolve any co-owner of the liability of foreknowledge and it does not absolve them of any potential civil actions brought towards them in the future by any individuals harmed by their lack of reporting dangers to our property management company.
Please understand that all common areas within our community are an extension of each and every co-owner’s personal properties, which in the case of neglect every co-owner could be held responsible if any person where to be injured.
All that is asked is that if you notice something that is a hazard to anyone/thing in our community that is on our common property is to report this to our property management company as required by our governing documents so these issues can indeed be addressed

I just received a call from DTE to check on our status from my call last evening at 9 pm. I told her that we were still without power. I also informed her that we are a community of over 300 homes with a population of around 1200 people. She made note of that as they are trying to prioritize the work load since there were 117,000 homes without power. As of this morning that was reduced to 75,000 and is decreasing. She stated that she would try to get service to us as soon as possible. Please continue to check the status on the DTE site for progress. Have patience and buy ice to keep your cold and frozen food safe. The water plants are on emergency generators so there should be no interruption of your water service.

There will be a series of informational meetings at the clubhouse by the Board of Directors to the membership of the association presenting and discussing an amendment to the bylaws regarding a rental cap in the community. As space is limited by the size of the clubhouse and by fire code, the community will be broken down into 5 sections to accommodate the limited size of the clubhouse.
These are informational meetings only and not the official voting meeting which will be scheduled in the future as required by our governing documents. However if a homeowner wishes to vote at the informational meeting their vote will be taken and secured. Those homeowners that wish to may mail their vote to Joe Schuirmann at Select Management may do so, att: Joe Schurimann. Do not include your vote with your monthly payment.
The tentative schedule for the 5 informational meetings is as follows. Each homeowner will receive an email and written notice of when their unit is scheduled for the meeting.
Saturday January 30, 2016 at 2:00 PM. Beechwood Blvd, Walnut Hill, Crab Apple Trail.
Sunday February 7, 2016 at 2:00 PM. Cypress Circle, Cypress Way,

TF Volo system – Severe Ice warning 12/28/15

Hello Everyone,

With the current weather conditions today, the Thornton Farms Board of Directors has approved the salting of all of the roads within our community for the safety of our residents and their guests for the next 24 hours. Our snow and ice removal contract only covers the salting of our major intersections due to the overall costs involved. But in times like now we need to make sure that our community is indeed as safe as possible. Our vendor will be in our community as soon as they possibly can and they will continue to monitor the current weather conditions and they will apply salt to our roads as needed. Until our vendor has the opportunity to apply salt and for the salt to take effect, we do urge everyone within the community to exercise extreme caution while traveling on our roads.

Hello Thornton Farms Community,

If you do have an event at our clubhouse, it is your reasonability to inform your guests that they should first be parking in either of the two parking lots at our clubhouse prior to parking on our streets. Any vehicles that are improperly parked for example: in a crosswalk, intersection, too close to a stop sign or intersection or fire hydrant, improperly parking in a handicap spot, or blocking any driveways, etc. are indeed subject to towing and impoundment while all of the associated costs of impoundment and towing being the sole responsibility of the owner of the vehicle.

The Association does not want to have any vehicle towed, but we also must make sure that the community’s safety is our first priority. We do try to contact the vehicle’s owner first, but very often we are unable to do snice we do not have access to the State’s license plate registrations.

At this time the Association does not charge any additional fees for vehicles impounded or towed, even though we do reserve that right to do so in the future. The Association is actively working with Washtenaw County Sheriff’s Department (WCSD) and Lima Township to have basic road rules enforced within our community. Once enforcement begins any vehicle that is towed and removed from our community could also be subjected to additional fines levied by either the State Police or WCSD.

If you ever do experience an issue where you have noticed a vehicle that is improperly parked within our community, please gather as much information as possible (Make, Model, Plate number, pictures, etc.) and report this information to our management company first. After you have reported the problem to our management company you can also email the Co-Owner Board of Directors at [email protected] with the same information and IF a member is available then they will research the situation and if necessary they will have the vehicle removed from our community.

At this time only the current Board of Directors and our Management company (Select Community Management, Address: 4045 Stone School Rd, Ann Arbor, MI 48108 Phone: (734) 663-1900) representatives are the only ones authorized to have a vehicle removed from our community. But once WCSD and/or the State Police are able to begin enforcement within our community I would expect this to change.

Basically if everyone just uses common sense (don’t block driveways, intersections, crosswalks, fire hydrants, etc.), then no one should experience any problems.
