We have a pool update. The pool guy has been working on getting the algae the grew over the winter cleared up and has been making great progress over the past few days. The algae is clearing up; however, the water is not fully conditioned for the season and the pool guy does not recommend opening the pool just yet. He believes that if progress continues, the pool could possibly open middle of next week. Please stay tuned for future updates. Thank you for your patience.

We hoped to have been able to open the pool this weekend; however, the condition of the pool is not acceptable or safe for swimming at this time. The pool is being treated for algea and once it has been cleared up and the pool guy gives the 'OK', the pool will be opened. We appreciate you patience. Thank you.

Our next Timberleaf HOA Board Meeting is scheduled for Tuesday, 3/10/26 at 6:30pm at the Derby Church of Christ (225 N Derby Ave)

We plan to discuss our financial goals for the next year as well as long-term goals for the community. Resident attendance is encouraged and is important. We look forward to seeing you there!

UPDATES:

If you didn't see your email, the pool is temporarily closed. 😭
We also lost our pool guy and are working quickly to replace him. If you have any referrals, please post them here so we can look into them and get quotes for service ASAP. We hope to have it back open soon. 🤞

Also, we rescheduled the clean-up day for THIS SATURDAY, June 28th. We are asking volunteers to meet at the pool area on Saturday, June 28 at 8:30 am. We hope to clean up around the pool and also take a group down to the pond to give it a trim for the summer. Please bring large/small clippers, gas-powered w**d eaters, rakes, and water. Do not forget protective clothing (hat, long sleeves, etc.).

Timberleaf May 2025 Newsletter

1. Timberleaf Pool
The Pool is Open!
- We ask that pool users minimize splashing water out of the pool, as we can only add water on our designated water day (Thursday night-Friday morning). We absolutely do not want to close the pool because of the City’s water schedule.
- Please bring your own chairs. And if you notice anyone “hopping” the fence, please call the Derby Police Department.
- No new pool keys this season. If a replacement key is needed, please contact Tina at ResCom at 316-440-4412 or [email protected]. There may be a charge.
- The pool may be reserved on Friday nights from 5:00 -10:00 pm. The charge is $50.00, of which $25.00 is refundable if the area is left clean with no damage.
- Also, please be very kind to the pool liner. It is expensive to replace.

2. Timberleaf Clean-Up Day
- We are asking volunteers to meet at the pool area on Saturday, June 7, at 8:30 am. We hope to clean up around the pool and also take a group down to the pond to give it a trim for the summer. 3. HOA Fees
- The Board approved a fee increase, and it will appear on the next two (2) billing cycles at $138.00 (August & December). The following billing cycle will decrease to $128.00. ResCom will be providing the official notification.
- If you would like more insight into the recent increase in dues, please read through the meeting minutes of the previous board meetings. We have tried to detail the needs to balance our budget and manage costs.

4. July 4th Holiday/Fireworks
- The City will provide the dates of where to purchase and when to shoot fireworks. Residents are asked to clean up the debris as soon as it is safe to do so. Be mindful that some of your fireworks may fall in a neighbor’s yard. And BE SAFE!

5. The next Board Meeting is scheduled for Tuesday, August 5, at 6:30 pm at 225 N Derby St. We'd love to see you all there!
