Dieterich, Illinois, faced a challenge familiar to many small towns; in the early '90s, a declining population threatened their school district. However, instead of giving up, the community rallied to create a thriving future through the creative use of T.I.F. Districts.

TIFs were used to reinvest funds into residential developments, which has grown the community by nearly double since the 2010 census!

Has your community utilized historic tax credits yet? Historic tax credits are financial incentives offered by governments to encourage the preservation and rehabilitation of historic buildings. These credits reduce the amount of tax owed by individuals or businesses that invest in restoring or preserving properties that are at least fifty years old and are located in a designated historic district or listed on a historic register.

In 2008, Woodbine, Iowa faced the common rural challenge of declining businesses and their downtown historic district. United together, community leaders and members leveraged historic preservation grants to inject over $10 million into their downtown after becoming a Main Street USA town.

More than 23 buildings received total restorations or rehabilitations, and 39 upstairs apartments were created. As a result, property values within the downtown area soared by $2.5 million. Now, the main street holds a thriving mix of businesses, school enrollment is up, new housing is being built, and a new wellness center has opened.
