I will be involved in our financials and how and why do we pay 2 different maintenance companies, because I can't get the info from either Next Generation or Quality Management in which it is only Bruce who brought his dog to a meeting with Elevator Company that were not allowed to touch the mechanical and the electrical relay system. How Bruce let them inside our Elevator Room just blew me away when I was on the phone with TKL , and Erin , and his 2 technicians and they answer phones and when they didn't and I left a message they called within hours . Bruce said they do not call him.
Well our board who voted on the company to service which when it was not working they were there and they rebooted the system in front of me at the elevator. So our Contract ends in 2029 and there is a clause as any contract will have that our Natura Condo 1 Inc . Will have to pay the balance of 328.00 per month till the end. About 15k and the Board had no idea what they were doing by saying we are cancelling the contract and we already have it funded and permits are in. , Howard said to me 3 days ago that the permit for the elevator was in for review at the building Dept , I called and the Deputy Sheriff said there was not a permit application in the system. Howard does not know what's going on . How they , the 2 people on the board Jeff and Howard were the only people who were left because the person who I bought my condo from Mr Ruben Molina Resigned. He was there at the last meeting and it's Sad to say Happy passed on , so Ruben Molina Knew I wanted to be on the board when I saw just him an I guess Jeff , so Jeff and Howard were the only 2 left !
How can 2 people vote in a assessment without notification to the owners. I just saw this morning on the board that Thursday the 26th at 7 pm in the Clubhouse they were having this important meeting I would imagine on the Elevator,
Now , the board that hired the Techs that sabotage the elevator so the doors wouldn't open , they had no idea what they were doing , I took pictures of the 2 techs young that had no info or experience on this manufacturer so I believe this is against the bylaws of our Condo . Not true , any company needs insurance for the job , an estimate in which that was discussed in 2018 and 2023 October for a New Unit . Not one board member asked for an estimate from the company that was hired to maintain this elevator. I was the one " Michael P Shea" to complain as soon as I moved in the month of February 1st 2023 and I was very upset and I never got sleep because my bedroom is right next to the elevator and all I heard was the doors and the hydraulic system between 4 am and 9 am loud noise banging together hard . I want to the Board meeting in February 2030 and Happy said quote " the elevator has to be replaced because because it's to old and the inspector said it can't be fixed and the law passed that these older elevators have to be replaced by law by the end of 2023 December, I just spoke to Jeff the other Board member and he specifically said yes he knows and has it taken care of . How can you have this situation taken care of , and it will be done in 3 months . This was a joke , June we had 2 problems and were immediately taken care of by TKL and Company. I saw something that I knew I didn't like .
We need to vote on the elevator.
We needed up to date info and Bruce has no idea what to do as far as getting the owners to know when and how the elevator is going to be fixed . Well I have to tell you the board knew about this problem of having to replace the elevator and did nothing until the last 2 techs went in without any education about not touching the unit when your not a Manufacturers Rep , you don't make more problems and get a 130k job just to start without the hidden cost or other companies that can do a great job at a great price and maybe give us 15k credit towards the new and improved ( not the same small Antiquated Elevator that they had told the Board they need a New Unit and I am looking to freeze all accounts across the Board . I waited a year and a half and no one knows what they are doing . I am in the electronics business since 1981 and what I heard from TDK and company that what they said to the board was right on track and the board neglected the situation as to why , I have no idea but for me , I have issues, more the one . We shouldn't have to pay 2 maintenance companies that do not speak or work together so my first thing is to freeze the company that they Board of 2 people made the decision and Quality so called management made the loan and signed an agreement Jeff and Howard said this .
Well there is no permit and they are doing this in a fashion that they have to cover up the problems of the elevator since what year , I will find out . I also think that the 2 Board members can't just put someone on the board without going through a process because twice out of the 2 times I mentioned that you can't have only 2 people and I wanted to be on the board the last time of the 2 meetings a year and Mr Ruben Molina said quote , sure we need another 2 or more members and I never heard back . I do not like being kicked back and forth from next gen to quality management, only one person in each of he office so there is no management company at all . Bruce has a dog in the office and when I called to tell him that there were 2 people in front of the elevator and asked me if I was Bruce I said no and asked what they were doing . I said to Bruce , first you made the appointment I am sure ,he asked me why. Didn't they call him , once again Bruce you should be here where the problem is with the elevator and 2 guys from another company are waiting here for you. I said why are they here and who said they can go into the elevator room without knowing or knowledge of the system is so old that you can't receive any parts at all . So why is there another company in the room touching the system without any paper work covering and insuring the job and the techs that do not belong in there , quote " it's none of my business " I said to him you shouldn't be bringing your dog to an appointment that was important, he knew I was right ! To be continued and also I will be on the Board to do great things as I know how business works and how companies can delay and bump up prices after their quote in which we are not in a great situation with quality management and the one person that works there that doesn't answer the phone or questions. I asked to make a payment on the maintenance and I never heard from him until the elevator guys showed up and he was stressed as always. I don't know how one person answers all the questions from Condo #1 and Condo #2 and Condo #3 and also Condo # 4 , maybe I have the wrong numbers but Bruce is in charge, are we kidding ourselves. One of the Condos needed to have the Roof replaced totally and held up sales from what I heard in the office , this is not a great company, also I really want to know why are we Condo #1 giving Nex Gen 328 for 1 bedroom and they have no responsibility as to any of our problems but when there problems happen we get an assessment for trees that are not on our property and sidewalks that needed to be grinded down because they didn't hire an insured and bonded company that would be liable for the defective work ! I just think that we need to speak about breaking away from Nex Generation because they took Gina from our Board and she knows what the reality of all the situations are and I have a story for the first meeting I am in on Condo #1 . I have no peace and quiet from 4 am to 9:30 am making my sleep deprived situation worse because I get delirious when I can't get good sleep in which I am entitled to as to every one else , so blame all the old and new board members for dropping the ball and now we are forced with Quality BS numbers and service and Bruce and his Boss said the was through and it will be done in 3 months. Total Bu****it , that call was 45 days ago and the date on the elevator says July 25 , which is wrong , June the techs were here at the building still coming as they do re booting the system that they have an education and experience with , so why the lie , How come TDK didn't have the chance to write an estimate. I will tell you , they lie about the Elevator Company, you see I do my diligence and I have knowledge and lawyer from New York and I have conversations with them . They know me from doing home theaters and smart homes hooking up all the lawyers and some great judges that are Supreme Court of Appeals and Supreme Court of Criminal Court. Both of these Great Clients and more know me and know how smart I am . This will be interesting and I am up for it , because when I explain what happened to me in the last year and a half you wouldn't believe the things the board approved now will pay for not paying attention to what they are supposed to do . They leave so much up to Gina , short hours and tonight they say they can't afford to pay people for their education and help with catching up with the wrongs not the rights they think they have . No on seems to care and think I will walk away. Not till I am done and finished with the main board of how they handled me and tried to take mistake that they made a took me to court about it , it was supposed to be 1900.00 of maintenance but I couldn't get a real number , guess what it came to 11, 400 Gina explain to me and I showed her what was the problem, added 2850.00 after Gina had them minus ocer 2000.00 incorrect billing and when caught deceiving me about my 5900.00 lawyer bill that I couldn't pay because i couldn't get a true number and statement so the lawyer just added and added her billings for forcloser and added bills for 2850.00 after the 2640 was deleted but came back in my name., I ended up getting an invoice of over 8900 and the Owner of the firms Daughter decided to work on Christmas and had the motion signed 25th of December and I was in court with a settlement for 5500 ans that was more then double and. She never took the settlement to the Board and now we have one of the biggest lawsuits with the Firm that was Fired from Natura Board , why , because they made one of the biggest mistakes i had received and should see how they didn't stop harassing me through out the years of noise upstairs from me Condo # 1 unit 307 right above me in which no permits were taken and they were taken up the floor with a machine hammer for 3 months. This was and is insanity and hell from how they targeted me and why .
There was no lien on my deed and they lost my Closing paper work and I received a call June 30th from Gina about the closing paperwork. In said I have everything and the deed , she wanted the deed so the lawyer can put a bu****it lien on it and it was going to be forclosed on , I would be homeless if I didn't have great people around me . I am one person that they should of been in there system as a person who couldn't pay , I finally paid 9600.00 for a 1900. Bill and this is not done , I take pride in how I got the law firm fired because they were are billing company and made things worse so someone could steal my condo that was paid in full , now there is a lien on it !
Speak again soon , this is why I want the people to pay for my anxiety and not going through the bills like a professional company, oh by the way I just received the app info 2 years later , no one person ever spoke of it.
I will let you know whats going on , we shouldn't have a problem with an elevator that has issues more then the 2 years I have been up in the morning. Other people have been complaining.
