As some of you have noticed, utility lines have been marked again.

What is going on?

Per the City of Springboro, Altafiber (Cincinnati Bell), another broadband supplier, will be working in the neighborhood. They will be installing fiber lines, just like point broadband did not too long ago.

**Edit to add- please call 513-566-8130 for any problems/questions/concerns. This is the customer service number for Cincinnati Bell.

The HOA Board is excited to announce that we have decided to partner with Eclipse Property Management.

Eclipse has been managing our Brookside II neighbors for two years. They have been very happy with their service.

The management company will ensure that Brookside remains beautiful by managing our vendors & finding us new ones where needed. They will also provide oversight of all improvement requests & manage violations. **All under the direction of the board**

We are confident that this is the very best decision for the community.

🔸Dues will not go up at this time.
🔸You will receive a formal announcement from Eclipse in a few weeks.
🔸Attorney reviewed & approved.
🔸Any improvement apps, problems, questions etc should be directed to the board until you receive the information directly from Eclipse.

✔️The landscaper has addressed the grass cutting problems!!
✔️We have been exploring employing a property management company. We have found one that is a good fit for our community. More to come on this soon!!

Update: the crew was out to cut the grass.

Pond and Entrance Update:

The Board is aware that the pond and front entrances are awful right now and is frustrated as well. The fountain in the upper pond is broken & needs to be replaced. The quote from our current landscaper (who cares for the ponds) was very high so other care options are being explored as well as more quotes for the new fountain. The plan is to have the pond treated very soon while waiting to replace the fountain.

The Board is also aware that the grass was not mowed properly last week & is working on a resolution with the landscaper. We were informed that there was a staffing issue and a crew will be here today.

You may have noticed that digging has started in Brookside. See the shared post by the City for more info.

As Point Broadband continues their fiber optic infrastructure extensions further into Springboro neighborhoods, here are some tips concerning what to watch for on your property and who to call in case you find damage.

1. Extension of fiber optics into the neighborhoods is being done by Point Broadband as their private enterprises’ project. Any private utility (internet, electric, etc.) has the legal right to utilize the ROW (Right of Way) or utility easement on the front of residents’ property. Most-- if not all-- properties in Springboro have a 10- to 20-foot utility easement on the property which typically runs parallel to the sidewalk-- if one exists. If you do not have a sidewalk in front of your property, it is typically right next to the road.

2. If Point Broadband damages an underground line, irrigation pipe, invisible fence, electric line, etc., on your property in the easement –call their Customer Service number, 844-407-6468. They will come back to fix the issue.

3. If you are aware of a private invisible fence line, irrigation pipe, etc., in the utility easement – please indicate that location with flags, paint markings or somehow identify the underground line/pipe. If it isn’t marked – Point will not know it is there.

Has anyone seen these dogs? Neighbors in Laurel Glen need our help. A gate was left open and two dogs got out. Please feel free to send a message or comment if you have any information.
