Welcome to the Hidden Valley Historic District! The Historic District neighborhood is located behind the gates at 49 Valley Drive in Dawsonville, GA. It is a part of what is commonly called “The Valley.”

The Valley started as a 100+ acre nudist campground in the 70’s. Today, it is a thriving and diverse community located behind the gates at 49 Valley Drive.

The 90 home Historic District residential neighborhood at The Valley is where the original Valley Believers located their campground, pitching their tents and setting up their campers in the 70’s. Overtime, electric, water, and sewer were installed allowing for more “deluxe” camping.

In 2004, the 90 lots in the Historic District were offered for sale. In order to sell 90 lots out of the 100+ acres, the then owner had to put together a development plan and get it approved by Dawson County. In addition to hiring a surveyor and drawing out the plats, the then owner also had to show Dawson County how each of the 90 lots would get potable water and sewer since there was no public water or sewer service from Dawson County to the 100+ acres at 49 Valley Dr.

So, the then owner of the 100+ acres at The Valley established a private water and sewer treatment facility. That private water and sewer treatment facility still operates today providing water and sewer utilities to all of the properties on the 100+ acres at The Valley. Although privately operated, owners and visitors to The Valley can rest assured the water treatment plant is well operated as it is regularly inspected by the Georgia Environmental Protection Division.

Today, due to the strong leadership of the HOA Board of the Historic District and the cooperative relationship it enjoys with the owner of the Paradise Valley Resort & Club, property owners in the Historic District enjoy a fixed monthly fee for utilities.
This fixed fee includes garbage services, the gated entry, road maintenance, water and sewer. This monthly utility fee is collected as a part of the HOA dues. As of June 1, 2021, monthly HOA dues are $130.00.

In 2004, the other thing the then owner was worried as he contemplated selling the 90 lots was making sure no one in the future could take away the right to be n**e on the 100+ acres at The Valley. To protect the right to be n**e, the then owner included a requirement in the by-laws that govern the HOA of the Historic District that the property owner of each lot in the Historic District agrees to practice public nudity and all guests to the property agree to practice public nudity.

This nudist requirement runs with the land in perpetuity and may never be changed unless 100% of all lot owners agree to change it. This requirement was approved by Dawson County in 2004 when the 90 lots in the Historic District were subdivided and offered for sale.

So – no worries – the nudist lifestyle will always be protected in the Historic District!!

The majority of the property owners in the Historic District are also members of the privately owned Paradise Valley Resort & Club. Paradise Valley Resort & Club is a clothing optional resort which occupies the remainder of the 100+ acres at 49 Valley Drive.

Some of our HOA members rent out their homes privately, although please note -- when you rent from an owner of property in the Historic District, access to the private resort & club is NOT INCLUDED. Your day fee or membership to the private resort & club must be purchased directly from the resort & club.

The private resort & club offers 4 pools, indoor and outdoor hot tubs, sand and water volleyball, special events, games and activities, dinner is included with your day fee or membership most evenings, breakfast and lunch are included with your day fee or membership during the summer season.
