Dear Neighbors,

We want to make everyone aware of a recent incident in our neighborhood involving a dog that was not on a leash. The unleashed dog attacked a leashed dog that was being walked by a young child. Both the child and the leashed dog were injured. Thankfully, they are recovering, but the situation could have been far more serious.

This incident follows several ongoing issues with dogs being walked without leashes. As a reminder, our community covenants clearly state that all animals must be on a leash when outside of the owner’s property. This rule is in place to protect our residents—adults, children, and pets alike.

Moving forward, failure to follow the covenants will result in fines, as outlined in our HOA regulations. We strongly encourage all pet owners to be responsible and ensure their dogs are properly restrained at all times.

Happy Friday Neighbors!

Just wanted to send a reminder that the Board will hold a Halloween decorating contest again this year. Each house can submit 1 vote for their 1st place and 2nd place winners. All voting submissions should be emailed to the board by November 2nd. After the votes are counted, the winners will be announced. Prizes will be $50 gift card for 1st place and $25 gift card for 2nd place. Looking forward to seeing all the decorations!

We would like to welcome all new residents to Sedona Subdivision! We hope you enjoy your new home and if you have any questions feel free to email the Sedona Neighborhood site.

The Sedona annual meeting will be held on the 29th of May 2024 at 6:00 pm at the Daphne Public Library. Meeting details and voting details will be provided as they are finalized. Please consider running for the BOD. To stand for election you must complete the attached application form and return to the, [email protected]. All applications must be received prior to Sunday May 12, 5:00 pm.

There are repairs needed to the rainwater collection ditch located behind properties on Yuma Lane and Sedona Drive. Impacted property owners will be advised of the work needed. We will provide details and answer any questions at the annual meeting. Upon inspection of our drainage ditches, it was noted there are some fences in need of repair and supports going across the ditches to secure broken fences. These supports must be removed as our landscape service cleans these ditches out twice a year and it makes it difficult for them to navigate.

From the financials you will notice that the year-to-date legal fees are over budget. We believe we have come to a resolution on the outstanding issues and will provide further details and answer questions at the annual meeting.

Residents are reminded that there are 73 residences in the community and when dogs are barking most all residents can hear them. There is a difference between barking here and there and nuisance barking. Please do all you can to mitigate this nuisance if your dogs are the cause. We want Sedona to remain a desirable family location.

Due to interest within the neighborhood in paying your dues online, the board has been working hard with our accountant to make this become an option going forward. Effective today, you can now pay your dues online using Stripe. Please know that if you choose to pay online, you will have to pay the processing fee. With the dues being at $350, the fees makes the total to $360.76. If you want to pay half, your total will be $180.54.

Below is the link that you can use to make your online payment. After you click the link, you will have to add your address and phone number so we can ensure the dues are correctly posted.

We are pleased to announce that the 2024 Christmas Decorations winners are in. First place goes to 11628 Sedona Drive, the home of Ben and Samantha Phillips. Second place goes to 23795 Havasu Drive home of Chad and Brook Gafford. We congratulate these 2 winners and will distribute the gift certificates this weekend. We would also give an honorable mention to those that decorated the Cul du sac on Sedona Dr, and perhaps this is an idea to pursue next year for more community involvement.

Hello neighbors!

Voting for the best Halloween decorations commence today and go through Sunday, October 29th. It will end at 5 PM. Votes can be made by sending an email to [email protected] or by placing a physical vote in the lock box in the front of the neighborhood. The winners will be announced via email and facebook.

Greetings Everyone,
Our next covenant revision meeting will be Wednesday the 20th from 6pm to 7pm at the Daphne Library. We will meet in the conference room to the left as you enter the main entrance.

We will be looking at the following four covenants during our meeting:
2.5 - Signs
2.6 - Animals
2.7 - Garbage and Refuse Storage and Disposal
2.8 - Minimum Lot Size
