The Advance Community Fund (ACF) was created six years ago to transform communities in Southern Dallas by working closely with local leaders, residents, businesses, foundations and government organizations. We invite your Bank to join us in revitalizing communities by contributing resources that help satisfy Community Reinvestment Act requirements.

ACF goes into high-poverty, high-crime-rate areas that lack vital services, whether it is food, medical care, housing, workforce development, child care, and fixes these problems. ACF works with the land bank at the City of Dallas to pick up vacant lots that have been repurposed due to unpaid taxes. The City offers these lots to ACF at a deep discount which greatly facilitates the development of medical, child care and other services.

One of our primary goals is to develop a medical facility in every Southern Dallas community lacking access to medical care. We have acquired a building, medical partners and are developing a medical facility in the Fair Park area. Additional Southern Dallas-area projects in the planning-phase include five grocery stores, a 200-unit housing project, a financial education program, and a mezzanine fund. We also have a developing partnership with the Dallas Police Department, whereby we will provide low-cost housing to new hires who would otherwise be unable to afford to live in Dallas. See our website at https://www.advancentx.org/ for more information on ACF and our future projects.

ACF is an emerging Community Development Financial Institution (CDFI) and as such plans to convene CDFIs and Community Development Corporations to significantly expand funding opportunities across North Texas. We will also seek to participate in the Treasury bond program as a CDFI intermediary and major bond issuer.

We are excited about our plans to transform distressed communities in Southern Dallas and hope you will join us in our efforts. Please feel free to contact me anytime at [email protected] or 972 313-5475.

Sincerely,

Michael Yorba

Advance Community Fund Fall 2022 Letter
End of the year update! How you can help! Great community projects and public private partnerships!
An exciting time for Advance Community Fund (ACF), a 501(c)3 organization as we look to finish 2022 on a strong note, look ahead to 2023 and beyond!
All of you can help us with a year-end donation using the (ACF Donation) to our donation page and click “Buy Now” to make a donation We ask for consideration of a minimum of $25 to $1,000 or more! Monthly giving opportunities are welcome!
For more information on investment opportunities with a great ROI and for you making a very positive difference in so many lives; contact Michael Yorba at [email protected]!
ACF efforts are focused on improving job opportunities; partnerships with the city of Dallas; the Dallas Police Department; economic investment in South Dallas to further employment opportunities; increase availability of emergency healthcare services where appropriate sites can be determined for grocery stores and Health Centers
Partnerships with non-profits to take advantage of CRA funds; improve the lives of South Dallas citizens and offer treatment alternatives for battered women; the homeless and others that are currently neglected in South Dallas.
Just an example of one of those non-profits is Bring the Light Ministries and the Joshua Center which will provide housing, shelter for s*x trafficking victims, counseling, job training and faith to restore their courage and guide them in a new and safe direction!
These efforts coincide with ACF’s efforts to bring South Dallas communities enrichment, empowerment, and equip residents with the tools necessary for lasting personal and community growth!
Partnerships exist through CDFI which is a viable solution. A win/win opportunity fund with low risk and a fantastic support vehicle for real estate partners; job creation and provides lending alternatives.
The merits of CDFI allows for establishment of a platform-level; standard of living improvement in South Dallas micro-economy by establishing a self-sustaining foundation starting with healthcare, housing and job creation and then extending into education, training, and infrastructure.
As an example: The Marsalis Avenue Urgent Care Center operated by Dr. Dralves Edwards seeing at least 200 patients a month and where the city is paying for the staff.
Your participation with ACF ensures lives will be positively changed, safety in at-risk communities will be altered with lower crime rates and low-cost housing can be realized along with neighborhood grocery stores and additional healthcare centers.
These goals can be realized with your donations and real estate investments!

Respectfully yours,

Michael Yorba
Chairman and CEO

"Texas is very unaffordable for the lowest income households,” said Airgood-Obrycki. “This is true everywhere across the country, but when we look across the states, Texas does have one of the highest burden rates for low-income renters who are making less than $15,000."
