Wondering how Section 8 rent is calculated? Here’s a simple breakdown 👇

Most households pay about 30% of their adjusted monthly income toward rent and utilities.

So how is that amount figured out?

STEP 1: Household Income
HUD looks at all sources of income, including:
• Wages from work
• Social Security, disability, or pensions
• Child support or alimony
• Other recurring income

(Some income may not count, like earnings from minors.)

STEP 2: Income Adjustments
Certain deductions can lower the income used to calculate rent, including:
• $480 per dependent
• $400 for elderly or disabled households
• Eligible medical expenses
• Child care costs needed for work or school

After deductions, this becomes your “adjusted income.”

STEP 3: Rent Calculation
Families generally pay 30% of their adjusted monthly income toward rent and utilities.

Example:
• Adjusted monthly income = $1,500
• 30% = $450
• Tenant pays $450 toward rent/utilities
• The remaining approved amount is covered through the housing subsidy program

STEP 4: Utilities & Payment Standards
If utilities are paid separately, utility allowances are factored in to help keep housing affordable. Voucher payment standards also help determine how much assistance can be provided.

We love receiving feedback! Here’s a recent testimonial that really lifted our spirits. We’re always happy to do our part to help our families and communities succeed!

As a single mother, Haleigh had been doing everything on her own: working full time, caring for her children, and striving to create a better future for her family. Despite her strength and determination, she knew she needed additional support to reach the stability she envisioned.

Thanks to Head Start, she was able to secure a home where she and her four children have settled down and are thriving! While continuing to work full-time, her two youngest children are enrolled in Head Start, giving them a strong foundation for their future. Her dedication is evident, as her two older children also completed Head Start and have since transitioned successfully into their local elementary school.

☀️🎉 THE COVINGTON SUMMER PARK PROGRAM STARTS IN JUST 2 DAYS! 🎉☀️ Get ready for a summer packed with fun, friends, outdoor activities, Wednesday movie days at Attica’s Historic Devon Theater, and so much more!

A quick reminder for parents/guardians:
👉 Open to youth who have completed Kindergarten through 6th grade

Please make sure all paperwork is completed so your child can jump right into the fun!
