Did you know?
REALTORS® are required to complete Fair Housing / Anti-Bias Training upon becoming a member, and every 3 years thereafter, coinciding with the Code of Ethics training timeline. This requirement is in addition to the Code of Ethics training. Qualified training must be of not less than 2 hours of instructional time. The training must meet specific learning objectives and criteria established by the National Association of REALTORS®. This requirement began January 1, 2025 with a deadline of December 31, 2027.

Training may be completed through NAR’s online courses or through another method, such as online or classroom courses via local/state associations. Read the consequences for failing to complete Fair Housing / Anti-Bias training.

March Broker Forum
Meeting includes updates from New Hampshire DES, along with NHAR legal and legislative news
NHAR President Josh Greenwald recently hosted a virtual forum attended by more than 120 New Hampshire brokers to address various legal and legislative updates impacting the real estate industry.
The meeting included several members of the New Hampshire Department of Environmental Services, addressing the new shoreland septic law, new laws and regulations related to boathouses, and underground fuel tanks on properties. The interactive session also included a legislative update from NHAR CEO Bob Quinn and a legal update from Matt Johnson.

Also of note: A federal district court in Texas has vacated the Financial Crimes Enforcement Network's (FinCEN) Residential Real Estate Anti Money Laundering (AML) Rule, holding that the agency exceeded its statutory authority under the Bank Secrecy Act (BSA) and violated the Administrative Procedure Act (APA).
As a result, the rule has been set aside. FinCEN posted a statement noting, “In light of a federal court decision, reporting persons are not currently required to file real estate reports with FinCEN and are not subject to liability if they fail to do so while the order remains in force.”
Neither the Department of Justice (DOJ) nor FinCEN has yet indicated whether there is a plan to appeal the ruling. DOJ may also seek a stay of the decision if they choose to appeal, which could reinstate compliance obligations until an appellate court rules.

NH REALTORS POLITICAL ACTION COMMITTEE (NH RPAC)
The New Hampshire REALTORS® Political Action Committee is a voluntary, non-profit, unincorporated committee of individual REALTORS® and others, and is not affiliated with any political party. The Committee is an affiliate of the National Association of REALTORS® Political Action Committee.
NH RPAC is organized and operated exclusively for the purpose of collecting political contributions as defined in Section 41(c) (1) (A-E) of the Internal Revenue Code, including the expenditure of such funds for the purpose of supporting or opposing referenda questions and further the candidacy of individuals for nomination or election to any federal, state or local elective public office and to do any and all things necessary to accomplish such purpose, all as authorized by the Federal Election Campaign Act and the New Hampshire General Laws.
NH RPAC is governed by its bylaws, a copy of which is available at the NHAR offices. Make sure your RPAC dollars continue to fight the legislative battles important to the real estate industry. Make your contribution to New Hampshire RPAC today. To make a contribution, download and print a contribution form.
Contributions are not deductible for federal income tax purposes. Contributions to RPAC are voluntary and are used for political purposes. The amounts indicated are merely guidelines and you may contribute more or less than the suggested amounts. The National Association of REALTORS® and its state and local associations will not favor or disadvantage any member because of the amount contributed or a decision not to contribute. You may refuse to contribute without reprisal. Your contribution is split between National RPAC and the New Hampshire REALTORS® PAC. You may contact NHAR for information about the percentages of your contribution provided to National RPAC and to the New Hampshire REALTORS® PAC. The National RPAC portion is used to support federal candidates and charged against your limits under 52 U.S.C. 30116.
NHAR ISSUES MOBILIZATION FUND (IMF)
The Issues Mobilization Fund (IMF) is sustained by personal and corporate contributions and is used to promote public and member support or opposition for critical real estate issues (i.e., proposed laws or regulations). The major uses for these funds are media relations and various lobbying activities with a strong emphasis on public awareness. IMF
monies can only be used for issue advocacy and cannot be used to support or oppose any state or federal candidate.
Recommendations for the use of IMF dollars will come from or through NHARs Public Policy Committee and then be approved by NHARs Executive Committee.
Appropriate expenditures to be funded by the New Hampshire Association of REALTORS Issues Mobilization Fund include:

Ballot measure campaigns

Grassroots lobbying activities

Issue Advocacy

Public opinion surveys
Any consideration for support of an issue must be in concurrence with the National Association of REALTORS and the New Hampshire Association of REALTORS standing policy, as reviewed by the NHAR Public Policy Committee and NHAR Executive Committee.
