Columbus is getting ready to rewrite the rules for more than 40% of the city.

Phase 2 of Zone In Columbus would overhaul zoning across major corridors, industrial areas, hospital and university districts, plus areas around Polaris and Tuttle.

The biggest number: under current zoning, the affected land could support roughly 13,000 new homes over the next decade. Under the proposed rules, that capacity jumps to around 119,000 homes.

That does not mean Columbus is about to build 119,000 apartments. Zoning simply determines what developers are allowed to build. But in a growing city struggling with housing supply, changing those rules could dramatically reshape where Columbus adds homes, businesses and density over the next generation.

And if you’re wondering about existing single-family neighborhoods, those are largely being saved for Phase 3.

Columbus is growing either way. The bigger question is what we want that growth to look like.
