To All Residents of Verde Ridge:
This notice serves as a formal reminder regarding the use of All-Terrain Vehicles (ATVs), dirt bikes, and other motorized recreational vehicles within our community.
While the streets in our neighborhood are public and owned by the city, the common areas—including all green spaces, trails, and specifically our retention pond areas—are private property owned and maintained by the HOA. The use of motorized vehicles on these common areas is strictly prohibited.
We would like to highlight several critical reasons for this policy:
•Environmental and Structural Integrity: Our retention ponds are engineered systems designed to manage stormwater and prevent neighborhood flooding. Motorized vehicles cause significant soil compaction and bank erosion. This damage destroys the protective vegetation and compromises the structural integrity of the pond slopes, which can lead to costly repairs and drainage failures. The use of motorized vehicles can also disturb wildlife habitation and nesting in the area. 
•Community Expenses: Damage caused by unauthorized vehicles in these areas must be repaired using association funds. These unnecessary expenses impact the community budget and can lead to increased assessments for all homeowners.
•Safety and Liability: Retention areas are not designed for recreational transit. The use of motorized vehicles in these spaces poses a significant safety risk to the operators and other residents. To protect the association from legal liability and ensure the safety of our neighbors, this rule will be strictly enforced.
•Public Road Safety: We also remind residents that under Florida Statute 316.2123, the operation of ATVs on paved public roads is generally illegal and subject to citations by local law enforcement.
We ask all residents to respect the community property and help preserve the longevity of our infrastructure. Please be advised that the Board of Directors reserves the right to report trespassing to the Clermont Police Department and/or the Lake County Sheriff’s Office.
