The Magnolia Park Townhome Association was established in 2003, when the development was completed, to bring together the neighborhood and address the needs and interests of the community.

Hi Neighbors,

The BOD has decided to go back to K&S Sanitation for our trash
and recycling for the betterment of our neighborhood.

Active Waste will have their last pickup on Tuesday 30
April, please ensure both containers are out for them to
pick up.

Homeowners/Investors and Homeowners that rent: The Active Waste Bins must be out for pick up on 30 April, trash can be placed in them for the last pick up. If the bins are not out and Active cannot pick them up any cost associated will be billed to the homeowners or homeowners will be responsible for taking them to Active. Please make sure you or your renters have them out.

K&S will be dropping off new containers on 1 May, pick
ups will go back to being on Wednesdays beginning 8
May. Please store your recycling bin in your home or garage,
trash bins can be stored under your deck in a secure location. K&S can be reached at 704.579.1451 if you have bulk items they would need to pick up.

All trash and recycling bins can be set out 1 day prior to pick up
and no later than one day after pickup.



We apologize for the inconvenience the changes have caused however this is for the betterment of our neighborhood.

Hi Neighbors~

We just learned our new trash/recycle company has advised that our service will be picked up on Tuesdays now.

This means you will need to place your containers out on Monday and place them back in your garage or under your deck by Wednesday.

Active Waste may change the service dates in the event of holidays but will let us know in advance.

Additionally, only items that are in containers will be picked up with the new service provider. Any items too large for containers need to be coordinated with Active Waste by calling 704-626-78400 or by email [email protected].

If you are a homeowner or investment company, you will need to ensure your renters are sent this email.

Hi Neighbors,

Due to the inclimate weather K&S was unable to pick up their bins yesterday, they will be here on Friday, 12 January.

K&S will only pick up their containers if it is not one of their they will not pick them up. The ones that are you own or left by previous owners such as red bins, trash bins or any others not marked that say K&S will not be picked up.

If you are a homeowner that rents, please ensure your renters are aware.

If any K&S containers are left on the property after Friday it will be the homeowners responsibility to dispose of them within 1 week. after that violations will be sent out.

Hi Neighbors another neighbor car was hit between 29 Dec and 30 Dec around it is a Black Honda Accord. If any one between 2940 and 3006 has video footage could you please send it to us or CAMS, it would be helpful.

Magnolia Park: New Parking Tags Go Into Effect on 1 August 2023

You may have received your new tag it should be orange with numbers on it, you can place it on your rear view mirror or any where the towers can visibly see it on the front of your vehicle starting 1 August.

To accommodate parking for everyone in
Magnolia Park, the board has decided to issue new parking passes in place of the old
blue tags. Homeowners are restricted to 1 tag per household. Parking in the designated
street spaces will continue to be first come first serve.

Starting 1 August, cars parked in the designated street parking spots will need to
ensure the new parking tags are visibly on display between 1 am and 6 am. If the new
tag is not seen by the towers, the vehicle will be towed.
The new passes will be mailed soon. If you are a homeowner that rents and prefers to
have the tags sent directly to you rather than your home in Magnolia Park, please let
CAMS know.

Any homeowner that rents their home will be fully responsible for the renter’s parking
tag. Disgruntled renters who are towed because they did not receive the new tag will be
redirected to the homeowners. If a homeowner sells their home, the board asks that the
parking permit be given to the new homeowner, accordingly.
Going forward, parking passes will be re-issued once a year to ensure fair parking
opportunities for the neighborhood. If a pass is lost for any reason, a replacement tag
can be reissued ($50) pending a hearing and Board approval. Please note: If a home
is found to be in possession of two or more passes, the homeowner will be subject to a
hearing and a possible fine.

We encourage homeowners to make use of their driveways and garages to
accommodate parking for everyone in Magnolia Park. With that said, cars parked in the
street overnight without a proper permit will be at risk of being towed in accordance
with HOA bylaws and regulations.
Please let CAMS know if you have any towing questions. Moreover, please reach out to
CAMS immediately if you do not receive your updated parking pass by July 28th.

Recycling is still being done, there was a miscommunication from K&S about it, it was only down for a day due to the recycler not working. They will still pickup trash and recycling on Wednesdays…thank you all for understanding

Hi Neighbors,

Most of you are aware of the Tropical Storm Warning issued for our area, we just want to make sure you know to secure loose items on your front porch or patio and deck and under the deck. Also be sure your trash is placed in the proper spots under your deck (secured) or in your garage by 5 pm today and also your recycle bins as the winds are increasing.

Stay Weather aware, stay safe...be prepared. Please send this to your renters if you have them.

Hi Neighbors,

According to a few neighbors and our security officer, our neighborhood should be brighter from dusk to dawn. Please leave your front porch lights and deck/under deck lights on from dusk to dawn (not the floodlights at the top of the roof, we don't want to disturb neighbors). You can even purchase dusk to dawn lights that will automatically come on during this time so you won't have to remember. Some have dusk to dawn bug lights with a soft yellow glow for the back. The brightness will deter crime and we definitely want that. Be sure if you are renting to send this to your renters as well.
