Just massively reduced to the lowest price in the last 8 months. Several have asked about the price changes so here is the explanation. It was a real bargain when it was listed originally at 995,000. We had so many offers and a bidding war erupted so the price was raised the to something more appropriate at 1,250,000. We put an end to that bidding war by pricing it that high but we had to know the homes true value. That almost worked but we still had to lower down to 699,000 to see if we could start another flurry of bidding activity. We raised it to 740,000 because we knew that everyone was excited about this low priced house. Although we had many offers above, we decided to lower it down to 720,000. More offers came in but we thought we would get more offers if we went below a big price point so we took it to 698,000. That was intentional because we were positive the bidding war would start up again so we lowered it to 655,000. This was the smartest price ever because we lowered it quickly to 650,000 and that didn't work. The offers came in heavily so we knew we had to raise it back to 655,000 and I told everyone I was right. Feeling somewhat frustrated with the bidding war, we lowered it to it's ALL-TIME-LOW of 645,000. Since we knew that this was such a drastic bargain, we raised the price to something more reasonable to get the bidding war started which was 691,000. Looking at the house, I couldn't imagine selling it so cheap and I felt like it was worth more so we raised the price to 804,000 so that people wouldn't think they could get the house that cheap. Someone said that we should make it look like the house was "on sale" so we quickly lowered the price to 799,900. Then we took it off the market for 90 days so it would like like it was a new listing and priced it again at 799,900 again because we really like all the 9's and it makes it sound less expensive. We decided that 795,900 has a better ring to it and waited for all the offers to come in. We got tons of offers but we thought 789,500 would get us even more. Lowering it to 759,000 seemed like a bad idea with all of the offers we received. It wasn't because those offers weren't high enough above our listing price. Since we know this house is worth seven figures, we tried a totally different tactic. Let's take the price to 825,000 which is our highest price in the last 13 years of this amazing home being on the market.. We had more bidding wars but thought that it would be even greater if we lowered it to 810,000. Now to create the biggest granddaddy of a bidding war, we offer this house at 799,000. The main four complaints in these frequent and massive bidding wars is as follows. There is no pool, your neighbor has a crack in his fence, you are priced 200,000 to 400,000 higher than other homes that have sold in this neighborhood, and there is a Level 3 S*x Offender living across the street. All of these valid pre-approved bidders and ALL have expressed the same concern. They don't mind paying our price for the house, they don't mind that a pool is not included, (mostly because I am throwing in plans I made on my computer for a pool), they don't mind that the highest level of s*x offender frequently walks around the neighborhood because this person is super friendly and enjoys small-talk. Their biggest complaint was my annoying neighbor who has a crack in his fence if you look at it from the proper angle. If you can get past my neighbors crack, please look at this home and place a bid so we can consider it with the rest. Good luck and happy bidding!!
