Pool Season Notice

Greetings,

This notice serves as both an announcement and a reminder regarding pool season protocols. Please review and adhere to the following guidelines without exception:

• A communication outlining all pool rules has been distributed via email. Compliance with these rules is mandatory.
• Renters are required to contact their landlord directly to obtain or address issues related to pool cards.
• Homeowners with outstanding compliance matters or unpaid HOA dues will have their pool access card deactivated until all issues are resolved.
• Pool monitors will be present on site to oversee activity and ensure adherence to established regulations.
• Pool monitors are not lifeguards and should not be relied upon for supervision or emergency response.
• Pool monitors do not have the authority or capability to activate or reactivate pool access cards.
• Pool monitors are not responsible for creating the rules and will not engage in debates or disputes regarding pool policies or card activation.
• Any aggressive, threatening, or disorderly behavior will result in immediate notification to the Margaret Police Department.
• The pool closes promptly at 8:00 PM. Individuals who remain on the premises after closing will be subject to trespassing enforcement.
Your cooperation ensures the safety, order, and enjoyment of all residents. Thank you for your adherence to these policies.

Greeting Brookhaven Residents,

Below are the results and recommendations provided by Davis Fish Farms following the electro‑shock survey conducted on Thursday, April 23, 2026.

Survey Findings:

• The average relative weight of the largemouth bass measured 79.42%, which is considered low. A balanced lake typically measures closer to 100%.
• Largemouth bass 14 inches and under are overcrowded and competing for the same food source, resulting in food shortages for smaller bass.
• Bluegill and shellcracker of all sizes are present, but their reproduction rates cannot keep up with the number of predators in the lake.
• Additional species observed include crappie, catfish, and white amur grass carp.
• Water quality is strong, with an alkalinity reading of 81 ppm. Anything above 20 ppm is considered good.

Recommendations:

• Stock one load of threadfin shad (9,000–10,000 fish) to increase available forage.
• Install one Texas Hunter solar‑powered fish feeder on the common lot.
• Use two bags of 36% floating fish food.
• Remove all crappie and all largemouth bass 14 inches and under.

These steps will help increase available food sources, improve bass health, and enhance fishing activity—especially around the new pier near the common lot. A regular feeding program during the growing season (March through October) will support a healthier lake environment over time.

The HOA Board will review the recommendations and make a decision soon. We will keep you posted.

Community Notice: Electrofishing Survey at the Lake

Davis Fish Farm will be conducting an electrofishing survey in the community lake. Electrofishing temporarily stuns fish with a mild electric current, causing them to briefly float to the surface. This process allows specialists to observe the fish population, assess the health of the lake, and determine any recommended management steps.

The survey is scheduled for Thursday, April 23, between 8:00 a.m. and 8:15 a.m., and will last approximately two hours.

The community are invited to come out, watch the process, and get a firsthand look at what fish are living in our lake!

• Pool season is approaching, and we are excited to announce that we are hiring pool monitors. This role is vital for maintaining a safe and enjoyable environment at our community pool, which was a great success last year.

• To qualify for the pool monitor position, applicants must be Brookhaven homeowners, current on homeowner dues, and free of any pending compliance issues. Additionally, candidates must be at least 25 years old to meet our age requirement, ensuring a mature and responsible team.

• If you meet the above criteria and are interested in applying, please send me a message by March 22. We will arrange a quick interview to discuss this opportunity further. We look forward to hearing from you and having another fantastic pool season together!

Greetings Brookhaven Residents,

We are happy to announce that the pier at the lake has been installed and is ready for use. The pier is a perfect alternative to fishing from the banks and provides a more enjoyable experience.

Quick Highlights:

* The pier could not be extended futher out due to a 20-30ft drop-off beyond the installation point (per the installer)

* Staining will be scheduled in 3-6 months to allow proper curing time

* Total installation cost: $14,650

* Lake restocking is planned for late May, early June

Greetings Brookhaven Residents,

You are invited to an informative "Community Partners" Meet and Greet. This event aims to foster communication, as well as provide a brief overview of key issues regarding Brookhaven.

This is a great opportunity to learn more about the community initiatives that affects us all. If time permits, we will allocate approximately 30 minutes, from 6pm to 6:30pm for a Q & A session, where you can respectly voice your thoughts or seek clarification on any discussed topic.

Additionally, please keep in mind that our annual HOA meeting will be held in April, at which point we will dedicate addional time for questions and discussions.

We look forward to see you there and working together to enhance the community.

Greetings Brookhaven Residents,

The playground will officially reopen on Saturday, December 13, 2025.

We sincerely apologize the inconvenience. The delays were due to the following:

* Payment was required before installation. The mailed check (out of state) was received about 20 days later.

* We initially order 2 regular swings and 2 bucket swings. However, upon installation it was determined that 1 regular swing and 1 bucket swing would be a better for option.

* The parts to the swings mailed to a different address, but we were able to track down after a couple of weeks.

* The company failed to provide enough boarders to enclose the playground. The new boarders were received approximately 3 weeks after initial contact with the company.

* Last, once the boarder received and installed, the mulch had to be refurbished.

It has been a journey. But well worth the wait.

We hope the little ones enjoy the new playground.
