Ballentine Community Association The Ballentine Community Association was formed to help build and support the Ballentine Community. We work to keep our members informed of relevant events.

It is comprised of homes and businesses on the outskirts of Irmo and Chapin, South Carolina. Please note that any and all comments made on our posts do not reflect the official position of the Ballentine Community Association.

Concerned about development in the area? Want to know what’s happening and how Richland County’s proposed zoning changes affect rural areas in the community? The county is proposing changes to the Comprehensive Plan and Land Development Code.

IMPORTANT NOTICE AND MEETING:
Dutch Fork RD Hwy 76 BRIDGE CLOSURE for repairs with detours

Bart McCarter, project manager, with SCDOT will be coming to the BCA meeting to discuss the Ballentine Bridge project, timelines, and detour routes. He will let us know what to expect and when the project will start. The new light at Farming Creek is to help with some of the detoured traffic.

***NOTE: This will affect all traffic that crosses the bridge at Ballentine between Walmart and the Walgreens.

This will also coincide with the beginning phases of Broad River Rd widening. Richland County officials indicate land clearing along Broad River Rd will commence soon.

Join us for an informative evening. Reminders will be sent periodically in advance of the 3/2/26 meeting. Please share.

Thomas Paige, an emergency planner with the Richland County Emergency Management Division, will speak about what emergency management does and Community Emergency Response (CERT) trainings.

The Richland County Sheriff’s Department will be providing community updates. Other community news and updates will also be shared.

IMPORTANT MEETING - Rezoning request being discussed - James Ballentine Road across from Gray Collegiate

The December BCA meeting will include information regarding a rezoning request. There is a request to rezone 2.41 acres on James Ballentine Rd from RT (residential transition) to R5 which is high density housing.

While originally scheduled for November 3rd, the map amendment discussion has been delayed until after this meeting.

The meeting will include regular updates, discussions, and information from the RCSD officers.

This is phase 3, the final phase. How do you envision the community growing? High density? Rural? Suburban? Commerical? Something else? How the plan is developed shapes zoning and development over the next 10 years.

Richland County Sheriff’s deputies will be there to provide updates.
