Tanglewood Forest Limited District is the local, grassroots government responsible for maintaining our beautiful neighborhood.

Tanglewood Forest Limited District is the local, grassroots government responsible for services such as maintaining and operating parks and pool, enforcing deed restrictions, removing graffiti, oversight over tennis/pickle ball court, and contracting for supplemental security. The Limited District was created in 1998 to allow residents to supplement services provided by the City of Austin. The Limited District's superior services assure that the neighborhood is an attractive place to live. That, in turn, helps protect your investment in your home. Most sections of the District have restrictions that require review and approval by the Architectural Control Committee prior to commencement of exterior changes to a property. You can request approval by submitting the ACC Request for Approval form. The Limited District is overseen by five of your neighbors who are elected to four-year terms. The board of directors meet monthly to conduct the business of the District. Meetings are held the third Wednesday of the month, unless date change is posted on our website, and are open to the public in conformance with the Texas Open Meetings Act. Your Board of Directors remains committed to providing the best services at the lowest possible cost.

Tanglewood Forest Recreational Complex Construction Update!

Hi neighbors! We have progress updates to share from our weekly construction report as work continues on our new community facilities:

🔹 The Swimming Pool: Pool backfilling is officially complete! The city and the health departments have all approved the Denali Pool coping design. On-site meetings are wrapping up this week to review the underground plumbing layout as we prepare for the next stages.

🔹 Community Center Electrical & HVAC: The indoor electrical rough-in is completely done, with the meter box and disconnect safely set. Crews are busy pulling wires and backfilling trenches to prep for the upcoming MEP inspections. Additionally, the HVAC rough-in is finished and successfully passed inspection, with wrapped ductwork and refrigerant lines all set up.

🔹 Equipment Shed: Concrete Masonry Unit (CMU) block installations began this week at the equipment shed and are on track to wrap up by Saturday, with truss and gable installation rolling out next week.

🔹 Tennis Courts: Dirt and debris haul-off is 90% complete! This means the court area is nearly clear and getting ready for landscaping prep work to begin soon.

We are thrilled to see these milestones checked off and will continue to keep you updated as building wrap, insulation, and roofing milestones get closer.

🏗️ Tanglewood Forest Recreational Complex Construction Update! 🏊‍♂️🎾
Hi Neighbors! We have an exciting progress report from our general contractor, Synergy Commercial Construction, for the week ending October 2, 2026. Construction on our new recreational center is moving along steadily, and a lot was accomplished this past week.

Here is a breakdown of the latest updates and what is coming up next:

✅ What Was Accomplished This Week:
• The Pool & Clubhouse Utilities: Both the plumbing and electrical inspections for the pool passed successfully, and crews are continuing with backfilling. Interior electrical rough-ins are wrapping up inside the clubhouse, and HVAC rough-ins have officially begun.
• Clubhouse Framing & Structure: The shear wall and truss are complete, and the air handling unit (AHU) platform and catwalk are now finished.
• Concrete & Grounds: The concrete foundation pad for the new equipment shed has been successfully poured. Rebar testing and samples were also completed onsite to ensure top-tier safety and durability.

🚧 What’s on the Schedule for Next Week:
• Tennis Courts: Construction spoils (dirt and debris) will be cleared from the tennis court area in the next few days. Electrical teams will also be working to relocate a junction box near the courts.
• Equipment Shed Construction: Masonry and framing crews will begin putting up the concrete block (CMU) walls and installing the roof trusses for the equipment shed. New doors and frames are scheduled to arrive onsite by Tuesday.
• Clubhouse Exterior & Roofing: Pending the framing inspection early next week, crews are ready to jump straight into installing the building wrap, flashing, and beginning the new metal roof installation.

Tanglewood Forest Recreational Complex: Progress Update!

We are excited to share the latest updates from our general contractor on the construction of our new community amenities. Here is a look at what the crews achieved last week and what is coming up next:

✅ What We Accomplished Last Week:
• The Pool: Gunite installation is officially complete! The shell is currently undergoing its required watering phase to cure properly. Crews also finished the underground equipment shed plumbing.
• Electrical Work: Trenching for the equipment shed conduit is finished, and excavation for the electrical manhole is complete.
• Community Center Framing: Main framing is complete, along with the exterior fascia and cornice architectural work.
• Tennis Courts: Crews began installing the new integrated court lighting systems.

➡️ What’s Slated for This Week:
• Pool & Decking: Progress will continue on the equipment shed plumbing rough-ins alongside the start of the perimeter pool coping and masonry tile installation.
• Tennis Courts: Crews will finalize the integrated lighting installation early in the week.
• Clubhouse Interior & Framing: Framing adjustments will be made to ensure full TDLR/ADA clearance compliance, alongside plumbing wall rough-ins and top-outs.
• Electrical & Utilities: Crews will continue installing the service manhole and starting the main utility rough-ins.
• Site Cleanup: General perimeter site preparation, clearing out excess dirt/spoils, and coordinated landscape layout planning will get underway.

Lindshire Park - - Pond Update

The pond pump and fountain at Lindshire Park have been reinstalled and are back up and running.

Thank you to everyone for your patience while the repair and replacement work was completed. We’re glad to see the fountain operating again!

And remember, our next Board Meeting is next Wednesday, September 23rd at 6pm at Westoak Woods Baptist Church, 2900 W Slaughter Ln, Austin, TX 78748. IMPORTANT: We're meeting in a new room - the Senior Disciples Room in the main building.

TANGLEWOOD FOREST LIMITED DISTRICT RECREATIONAL COMPLEX: WEEKLY CONSTRUCTION UPDATE

What Happened Last Week:
• 🧱 Main Building & Framing: Framing for the Community Center is now 90% complete, and 90% of the exterior sheathing has been installed!
• 📐 Concrete: The crew successfully completed a concrete re-pour at the back patio.
• 🎾 Tennis Courts: Fence installation is 100% complete! The electrical team also finished trenching for conduits and setting the boxes around the court area.
• ⚡ Electrical: Completed all trenching for power conduits leading out to the pool equipment shed.

What’s Coming Up This Week:
• 💦 Pool & Gunite: The big milestone! The Gunite shoot is confirmed for Monday, followed by backfilling the pool edges and finishing the underground plumbing.
• 🎾 Tennis Court: Crews will grind out any minor surface imperfections and conduct a "flood test".
• 🏗️ Building Progress: Final framing on the Community Center will wrap up, and the team will pour the concrete pad for the equipment shed. We are also tracking potential roof work depending on final design modifications for the new air handling unit.

🚧 Pool Construction & Traffic Notice (Curlew Drive) - Monday, September 14

Construction continues on our new community pool! On Monday, September 14, the contractor is scheduled to begin the gunite pour for the pool.

Work will begin before the start of the school day and continue throughout the day.

Residents and families traveling to and from Kocurek Elementary should expect additional truck traffic, construction activity, and noise near the pool area.

Curlew Drive will remain open, and the contractor will assist with traffic flow, as needed.

Please allow a little extra time when traveling through the area and use caution around construction vehicles and crews.

Lindshire Park – Pond Update

The replacement pump for the Lindshire Park pond has arrived, and we are currently waiting on an additional part needed for installation. That part is expected to arrive sometime this week. We appreciate everyone’s patience while the repair is completed.

We’ve also seen some questions from residents regarding the appearance of the pond water and a slight blue tint noticed on some of the ducks’ bills.

The Lindshire Pond receives monthly professional maintenance, which can include the use of biodegradable pond dye to help control algae. Our pond maintenance vendor has advised that they have not typically seen the dye discolor waterfowl, although temporary staining could be possible if a duck entered the immediate treatment area before the dye had time to fully circulate through the pond.

Residents can also help us care for the pond and surrounding wildlife by using the provided trash cans for all waste and helping keep litter out of the water.

Special Board Meeting Today, Wednesday, September 9

The Tanglewood Forest Limited District Board of Directors will hold a Special Meeting on Wednesday, September 9, 2026, at 6:00 p.m. at Westoak Woods Baptist Church, 2900 W. Slaughter Ln, Portable Building #3.

Items on the agenda include:
- Consideration of the 2026–2027 District budget
- Discussion and consideration of the proposed 2026 tax rate and related public hearing notices
- Discussion and consideration of action on the November 3, 2026 Director Election
- Review and possible action regarding the “Fees of Office” section of the District’s Code of Ethics

Residents wishing to speak may register during the 15 minutes before the meeting. Public comment is also available on individual agenda items according to the procedures outlined in the posted agenda.

🏗️ TFLD Recreational Complex Construction Update!
Hi Neighbors! We have an exciting look at the progress made this week on our recreational facilities, along with a sneak peek at what the crew will be tackling next week.

Here is where everything stands as of Friday, September 4, 2026:

🏠 Community Center
• This Week: Materials were delivered to the site, layouts were finalized, and framing on the walls has officially begun! Concrete teams also successfully completed the structural base for the new equipment shed.
• Next Week: Framing will wrap up completely for the main building. Concrete teams will be back to pour the equipment shed pad and handle re-pouring updates at the back patio. Masonry work (CMU blocks) will also start up for the equipment shed once the concrete sets.

🏊 Swimming Pool & Equipment Shed
• This Week: Underground plumbing and electrical installations moved forward smoothly. The engineer has officially passed our inspections, and we are currently pending final city review.
• Next Week: Get ready for a major milestone—crews are scheduled to shoot the gunite structure for the pool and wrap up the underground plumbing connections at the equipment shed.

🎾 Tennis & Pickleball Courts
• This Week: Fence installation around the perimeter of the courts has officially commenced. Additionally, Austin Energy completed their onsite Civil Pre-Construction walk to coordinate permanent power to the facility.
• Next Week: The fencing work will be finalized, and the structural headers for the facility gates will be installed. Electrical teams will also begin pulling conduit and mounting the boxes for our brand-new court lighting system.

Everything is moving along to bring these 40-year-old facilities into a beautiful new era for Tanglewood Forest. Thank you for your continued patience as we build a better space for all of our families to enjoy!
