What happens when a small nuisance becomes a big problem — and you waited too long to sue?

That's exactly what's at stake in Family Dollar Stores of Texas, LLC v. JLMH Investments, LLC, and TLMA just filed an amicus brief to weigh in.

A leak or other nuisance can fly under the radar for years, then suddenly grow into something worth fighting over. If the Texas Supreme Court sides with the appellant, landowners could lose their rights simply because they didn't act on a minor issue early enough.

We don't think that's right — and we said so.

Big update in a years-long fight for Texas landowners!

TLMA has filed a brief in Hlavinka v. HSC Pipeline — now back before the First Court of Appeals. The case tackles critical questions about property valuation, pipeline sales comparables, and evidence standards in condemnation proceedings.

We're proud to stand with landowners in this fight. Read our brief below and stay tuned as the case continues.

On June 3, 2026, the Texas Animal Health Commission (TAHC) received confirmation of a detection of New World screwworm (NWS) in Zavala County, Texas. The best thing that livestock producers and animal owners can do to prevent infestation is to put eyes on their animals as often as possible, remain vigilant by implementing enhanced management practices to avoid creating wounds, and promptly report suspicious wounds.

Across Texas, new 765-kV transmission lines are moving from planning to construction. For landowners, the question is no longer if these projects are happening. It is what happens next and how it will affect your land.

These projects are driven by statewide infrastructure planning through the Electric Reliability Council of Texas and approved through the Public Utility Commission of Texas, which means they carry legal authority that can directly impact private property.

Read our latest post on the timing of condemnation and what landowners should do now. https://braungresham.com/condemnation/

For questions about the condemnation process or to discuss your rights as a landowner, contact our Condemnation team, Patrick L. Reznik and Carly Barton, at 512.982.0611.
