The May real estate sales report for sakes in April 2026 in Anderson Mill West can be found by following the link below. With rising interest rates, sales are down, listings are down and days on the market are increasing.
Buyers are most concerned about their monthly payment than anything else.

If you want to sell your property, price it within 3% of the median sold price for homes that are of similar size, condition and location as your property. Please note that condition is the hardest and most subjective thing to price right.

Happy New Year! This is the first Real Estate Sales Report for Anderson Mill West subdivision, 78613, in 2026. The following stats show the sales statistics for December 2025 in comparison to December 2024.

In a nutshell, there were sales decreased substantially from December 2024 to December 2025 and the average list and average sold prices increased 40% & 35% respectively.

If you are thinking about selling in 2026, now is the time to contact a Realtor to help you, and to prepare your property to sell it.

If you know something in your home that is broken, leaks, squeaks, or is in disrepair, now is the time to repair or replace those items. No buyer wants a “honey-do” list of things to fix right after their purchase, nor would you!
If you know and DO disclose something on the State required “Seller’s Disclosure” form, buyer’s start making their list of repairs before the purchase and may reduce their offer, because they know about things in poor condition in advance.
However, as a seller, you may be setting yourself up for a lawsuit if you don’t disclose a known, or prexisting condition. My recommendation is to DISCLOSE, DISCLOSE, DISCLOSE!

I also recommend that home buyers obtain a home inspection, but even then, some things may not be discovered on the inspection. Inspectors are human. If you obtain 3 home inspections, they will all be different. Just pick someone experienced and that you trust to help you.
