If you are thinking about selling in 2026, now is the time to contact a Realtor to help you, and to prepare your property to sell it.
If you know something in your home that is broken, leaks, squeaks, or is in disrepair, now is the time to repair or replace those items. No buyer wants a “honey-do” list of things to fix right after their purchase, nor would you!
If you know and DO disclose something on the State required “Seller’s Disclosure” form, buyer’s start making their list of repairs before the purchase and may reduce their offer, because they know about things in poor condition in advance.
However, as a seller, you may be setting yourself up for a lawsuit if you don’t disclose a known, or prexisting condition. My recommendation is to DISCLOSE, DISCLOSE, DISCLOSE!
I also recommend that home buyers obtain a home inspection, but even then, some things may not be discovered on the inspection. Inspectors are human. If you obtain 3 home inspections, they will all be different. Just pick someone experienced and that you trust to help you.
