The Real Estate Sales Report for January 2026 home sales follows. Though homes depreciated in Austin about 5.1% last year, the net increase over the last five years has been +/- 28%. “Now” has been, and will be in the foreseeable future, the perfect time to buy! Interest rates are hovering at 5.75%, which is the lowest in 4 years.
If there is at least a 2% difference in your interest rate and the current interest rate, then you may want to consider refinancing, which may lower your required monthly payment.
You can still make the same payment, if you want, but just apply the extra payment to your principle, and pay off your loan faster. That might save you even more on the total interest owed. In addition, you can often roll your closing costs into the new loan and have nothing out of pocket when you refinance.

Happy New Year! This is the first Real Estate Sales Report for Buttercup Creek subdivision, 78613, in 2026. The following stats show the sales statistics for December 2025 in comparison to December 2024.

In a nutshell, there were sales increased 80% from December 2024 and the average list and average sold prices increased, too.

In a nutshell:
The number of homes sold decreased 14.29% from November 2024. The number of new listings increased 600% and the Days on the Market (DOM) decreased 46.67% The sold and list prices both decreased slightly, 1.62% and 2.30% respectively, compared to November of 2024.

If you are thinking about selling in 2026, now is the time to contact a Realtor to help you, and to prepare your property to sell it.

If you know something in your home that is broken, leaks, squeaks, or is in disrepair, now is the time to repair or replace those items. No buyer wants a “honey-do” list of things to fix right after their purchase, nor would you!
If you know and DO disclose something on the State required “Seller’s Disclosure” form, buyer’s start making their list of repairs before the purchase and may reduce their offer, because they know about things in poor condition in advance.
However, as a seller, you may be setting yourself up for a lawsuit if you don’t disclose a known, or prexisting condition. My recommendation is to DISCLOSE, DISCLOSE, DISCLOSE!

I also recommend that home buyers obtain a home inspection, but even then, some things may not be discovered on the inspection. Inspectors are human. If you obtain 3 home inspections, they will all be different. Just pick someone experienced and that you trust to help you.
