Mobil/ Manufactured Home owners can not just pack up and move. If the rents on the property out reach's their means, residents can not just pack up the belongings and move. For some the home they live in is all they have and leaving that home would make them homeless, and still responsible for any rents and taxes late fees until the property owner takes everything. Most often resold at 10 times th

e value and 30% interest, with additional lot fees reaching $600 to $700 a month for less than a 30th of an acre.

If you have questions about RCW59.20 or RCW59.30, please call the AG’s office at 206-464-6684 or 1-866-924-6458. Copies of both laws can be obtained from the AG’s office, the MHOA office or at www.mhoa.net.

The MHOA State Office is ready to assist our members and any other residents in the state. Our office hours are Mon - Wed.- and Fri from 10:30 am to 1:30 PM. Residents with no club house can use the office for their meetings with MHOA staff also. We are in the Lighthouse Plaza in Bremerton.

LEGISLATION
RCW59.20 deals with the boundaries of your lot. Your rental agreement RCW59.20.060 (1) (j) provides that landlords are to provide residents with “A written description, picture, plan, or map of the boundaries of a mobile home space sufficient to inform the tenant of the exact location of the tenants’ space in relation to other tenants’ spaces”. (k) “A written description, picture, plan or map of the location of the tenants’ responsibility for utility hook-ups: RCW59.20.130 (6) “Maintain and protect all utilities provided to the mobile home, manufactured home...in good working condition. Maintenance responsibility shall be deter-mined at that point where the normal home ..utilities “Hook-ups” connect to those provided by the landlord or utility company”.
Substitute House Bill 2194—Passed in the 2012 Regular Session. RCW59.20 amended to include language: Landlords cannot :1. Deny a tenant the right to sell their home or prohibit any tenant from posting on the home or on the leased lot a commercially reasonable “for sale” sign designed to advertise the sale of the home. (this means you can have your Realtor put up a traditional “for sale” sign on your lot, not just have a window sign (but can restrict the number of signs to no more than 2 signs and any sign that would restrict the safety of tenants).

WE WILL PASS YOUR MESSAGE ON TO ONE OF OUR OFFI-CERS OR DISTRICT DIRECTORS AND HELP YOU SET UP A PARK VISIT TO ADDRESS YOUR CONCERNS AND EDUCATE YOU ON THE LAWS THAT PROTECT YOUR INTEREST IN YOUR PARK AND HOW YOU CAN FILE A COMPLAINT WITH THE ATTORNEY GENERAL’S OFFICE.
