Down Payment Truths Every Homebuyer Needs to Know (Before You Overpay)

One of the biggest myths in homebuying is that all loans require the same down payment. They do not—and choosing the wrong structure can cost you tens of thousands over time.

Here’s the simple breakdown 👇

🔹 Conventional Loan
• Down payment can be as low as 3%–5% (not 20%, despite what you’ve heard- depending on the lender providing the loan they may allow anything from as low as 3% down to 20% down. The downpayment in a conventional loan will affect the length of time you have your PMI so putting as close to 20% is best)
• Strong option for buyers with solid credit and stable income
• Private Mortgage Insurance (PMI) is not permanent and can be removed
• Often results in lower long-term costs when structured correctly

🔹 FHA Loan
• Down payment is 3.5%, even with mid-range credit scores
• Designed to be more forgiving for first-time or rebuilding buyers
• Requires Mortgage Insurance for the life of the loan (or from 11yrs-loan fully paid and that is due to the low downpayment you put down and the risk the lender is taking by lending you funds to purchase your home)
• Can be a powerful entry point—but only when used strategically
