Iowa Farmland Values - Spring 2026

Iowa farmland values are holding strong. The Iowa REALTORS® Land Institute’s Spring 2026 survey shows a 1.3% statewide increase since September 2025, with gains across all nine crop reporting districts. The Northeast led the way with a 3.4%.

Despite tight commodity margins, motivated buyers are active and quality farms are moving. 70% of respondents expect values to climb further over the next five years - Iowa farmland remains a reliable long-term asset.🌽

A huge shoutout to Rebecca Frantz and Matt Vegter of Hertz Farm Management for their work co-chairing the Land Trends & Values Committee and coordinating this survey!

📊 Iowa Farmland Values Update - September 2025

The latest Iowa Realtors Land Institute (RLI) Land Trends & Values survey shows a 1.2% decrease in statewide tillable farmland values from March to September 2025. Combined with a 1.0% decline earlier this year, Iowa has seen a 2.2% drop over the past 12 months.

🌽 Buyers are becoming more selective, focusing on location and quality.
🌽 Overall, the market has remained relatively stable the past 6 months, though limited sales make trends harder to gauge.
🌽 Interest rates are starting to weigh on the market, though 1031 exchanges are still providing support.
🌽 Lower grain prices are expected to pressure land values and farm income, although the impact has been slow to emerge due to limited inventory this year.

Iowa Farmland Market Update – March 2025

The REALTORS® Land Institute – Iowa Chapter has released its March 2025 Land Trends and Values Survey. Findings show a 1.0% decrease in Iowa farmland values over the past six months, following a 5.0% decline in the previous period, totaling a 6.0% drop over the past year. Despite this, market sentiment remains stable, with increased buyer interest and limited land supply helping to balance the downturn. Uncertainty lingers as the market watches the impact of tariffs on agriculture.
