You are encouraged to Like and Follow this page, and to share a link on your own timeline. Parkfairfax is a unique condominium community comprised of 1,684 units in 132 landscaped and wooded acres. Parkfairfax offers its residents three swimming pools, two volleyball courts, two basketball courts, eight tennis courts, an exercise facility, several small playgrounds, a party room, a car wash/maintenance yard, laundry rooms, and woodland trails. Parkfairfax became a self-governing condominium association in 1978, adopting by-laws and administrative regulations, electing a Board of Directors (owners) and creating standing committees to oversee different aspects of running the property. Parkfairfax has its own maintenance staff, administrative staff, and contracts with a management company to oversee daily business operations. In 1999, Parkfairfax was placed on the National Register and the Virginia Landmarks Register as a Historic District.

Voting Ends Tuesday, April 14, 2026

Voting is now open to elect new representatives to the Board of Directors for Ward 1 (1-year term), Ward 3 (3-year term), Ward 4 (3-year term), and At-Large (3-year term).

Unit owners have two ways to vote:
1. Electronic Voting Process (until Tuesday, April 14, 2026, at 11:59 PM EST):
• All unit owners in Wards 1, 3, and 4, with an email address on file with the Association office, will receive 2 ballots on which to vote:
o At-Large*
o Ward Candidate*
• All unit owners in Wards 2 and 5, with an email address on file with the Association office, will receive 1 ballot on which to vote:
o At-Large*

Email will come from [email protected]

2. Paper Proxy Ballot
• To cast your vote in-person, go to the Association Management Office (3360 Gunston Road) during normal business hours, from 8:00 am to 5:00 pm, through April 14th, 2026, until 5:00 PM EST.
• You must present photo identification to receive a ballot.

Parkfairfax 1st Annual Trick or Treat Night for Pets:

Dear Residents:

As a reminder, tomorrow is Friday, October 31st, which means Halloween is here!

Parkfairfax Condominium is excited to be celebrating and appreciate all the residents who have taken time to decorate and add their own spooky flare to their units around the Community.

While traditional Trick-or-Treating will still be taking place, this year Parkfairfax will also be hosting Trick-or-Treating for pets. A significant number of homes have signed up to give out treats specifically for pets. If you’re interested in the Pet Trick-or-Treating, please visit the units that have specifically signed up for this between 5:00 PM until 8:00 PM; See the link below. Additionally, the map can be found on the Official Parkfairfax website, and hard copies are available for pickup at the Management Office today and tomorrow.

The Management Office will be participating in Trick-or-Treating (for both people and pets) from 12:00 PM until 7:00 PM on Halloween. Please stop by the office for a treat for you or your pets!

YOUR VOTE MATTERS – HELP SHAPE THE FUTURE OF PARKFAIRFAX!

Voting is now open to select Board of Directors for Wards 2, 5, and one At-Large position. With aging infrastructure and maintenance costs on the rise, the challenges facing our community are great. Help ensure the best and brightest are elected to lead by voting in elections. Be on the lookout for an email with an electronic ballot (which will be sent to the email address on file) or vote in-person at the Association Management Office.

All Unit Owners will receive a ballot for the At-Large Candidate (from [email protected]). Unit Owners in Wards 2 and 5 will receive an additional email for their Ward Candidates (from [email protected] or [email protected]). Check your spam or junk folder if you don’t see the email. If there are multiple owners for your unit, check both owners’ accounts, as only one will receive the emails. MANAGEMENT UPDATE - FANNIE MAE REMOVED THE “UNAVAILABLE” STATUS

We are happy to let you know that our efforts have been successful. Management is pleased to announce that today, Fannie Mae has removed the “Unavailable” status that prevented them from lending to borrowers who wanted to buy in Parkfairfax. In short, they are lending to Parkfairfax’s borrowers again.

From their website, Fannie Mae is not aware of any physical, financial, or operational condition with this project that does not meet our requirements.

This does not mean that this project has been reviewed or approved by Fannie Mae. This status could change if there are any updates to this project's physical, financial, or operational condition or to Fannie Mae's requirements.

We hope this news alleviates concerns and is shared with your real estate professionals so they can resume loan applications for conventional loans with them.

This is also a reminder that Parkfairfax is currently also approved for FHA loans.

Prohibition of Electronic Transportation Devices within the Condominium buildings – EFFECTIVE IMMEDIATELY

Given the significant risk of fire posed by Electronic Transportation Devices, the Board of Directors has adopted the following policy effective immediately:

1. Rule: No person shall ride, operate, charge, store, or otherwise use any Electronic Transportation Device within the Condominium buildings, including Condominium Units and their appurtenant patios. This prohibition applies to all Electronic Transportation Devices, even if a battery has temporarily been removed from the device. Electronic Transportation Devices may continue to be permitted outside of the Condominium buildings, including in the parking lot. However, Electronic Transportation Devices may not be stored underneath an overhang of any of the buildings.
2. Exception: In accordance with applicable federal, state and local laws, exceptions may be made by the Board for individuals who are required to use an Electronic Transportation Device(s) (such as an electric mobility scooter) as a result of a disability or handicap, or as otherwise
authorized by the Board of Directors (e.g., Association contractors in the performance of their maintenance responsibilities).
3. Enforcement: The Board reserves the right to enforce this rule using any one or more remedies available to the Association under the Association's Bylaws or applicable law.

IMPORTANT: If you have electric bikes or other electric transportation devices stored in Bike rooms, laundry rooms, or inside any building, including a unit, please put them outside the building as soon as possible.
