This post is from 2019 and nothing has changed since then. The underground electric power lines are still damaged and still no local grid station. There's always an electricity issue here, and it is disconnected often due to faulty underground power lines laid by Emaar Dubai. When asked they say that they have paid someone to build the station and it will be delivered in two years. Saying this for the past 10 years. They are extremely greedy and dishonest people running the show here especially their local manager who with his team doesn't even sit in Emaar's office anymore.
The only "change" they made was that they handed over their faulty and beyond-repair underground electric infrastructure to IESCO and now officially disown what they have delivered to the clients here. What happens now, if you call IESCO for the issues they say it is Emaar's fault and when call Emaar they say it is not their business, call .
Someone asked about the situation at Emaar Pakistan so that they can decide about constructing their house on the plot located in Emaar Canyon Views . Here is the reply that I'm sharing here for the wider audience to know first before deciding on their own.
I have been living here at for several years having relocated back to . I was also fooled by their trees and plants and was not told the reality on ground. Only when we moved in, we realized what Emaar Pakistan actually is.
It is one of the of , . Those who invested in properties here now can't re-sell them because the return here is not even par with nearby and - yet, Emaar claims to be the the premier housing society and still fooling people around. They are selling a brand new 4-bed villa for 40+ million rupees whereas a few years old villa of the same design is available for 22+/- million rupees. So the moment you purchase a property here at Emaar Pakistan it is devalued immediately. I'm one of the residents and facing this situation. This is also a reality that makes many residents not to speak about it.
Besides, unlike all the reputable housing societies, Emaar Pakistan doesn't even have it's own electricity grid station and they are using an electricity line that was given to them in the stone-age for construction - when this entire neighborhood was a jungle. They are using the same power line and providing electricity to all the people living in Emaar with their own tempered electricity meters - which by the way they use to overcharge their customers regularly. People/families have been complaining and protesting for several years but Emaar neither want to improve the power supply nor want to replace electricity meters with Islamabad Electric Supply Company - IESCO - as this would eliminate their corruption beside Emaar would have to cough up money that they already have charged from the residents for providing this service years ago.
To make thing worst, their monthly FM fee is the highest in the entire country. DHA and Bahria both charge roughly around Rs 2500 a month for FM fee for one kanal plot. Emaar Pakistan presently charging Rs 7900 and in fact wanted to go around Rs 16,000 a month but the resident's committee threatened to protest on the Islamabad Expressway by blocking it due to which they didn't go for it for now. It is one of the simmering issues right now beside electricity.
If we had known that their monthly FM fee is this high with extremely poor record of electricity supply we would have gone to Bahria or DHA.
Their office staff is very rude if you complain about anything as they would keep watching your face like zombies. As residents we are completely blackmailed by Emaar Pakistan on electricity as the community is on their mercy due to the incompetent staff and ongoing corruption in electricity billing.
There are many other issues that I didn't cover here yet such as, roads are in a very bad condition. The only road that is in good condition is the one that leads to their sales office from the main gate. There's no community center here that Emaar is bragging about in their marketing - the supposed place is in perpetual condition of construction for the past 10 years. No place for graveyard. The security is artificial and mostly for "some". Wild boars run around the society at night often in summer. The villages around Emaar Pakistan have issues with the housing society and ofter there are disputes and firing towards the society in the air. The location where Emaar is selling plots is close to the location where these disputes often take place.
My suggestion would be to those who have plots here, do not start construction until Emaar Pakistan sort out electricity issues (do not buy their lollipop that it will be done at such and such time as they have not done it since it was established). Make sure that they charge similar FM fee as other in DHA and Bahria - their facilities are way above than Emaar's. Bahria is the best by the way if you ask for my opinion.
