Accomplishment Report of HOA officers /BOD
from February 2025 to present (2months)

1. Inspection of Axeia deliverables as discussed during our meeting last January 30, 2025. Findings show that there were still concerns/items/ deliverables to be accomplished by Axeia, before the transfer to the GMR Phase 1&2 Homeowner's Association. Henceforth, a letter was sent to Axeia regarding the results of our inspections and requested them immediate actions on our findings. Following is included in the list submitted to us (According to them, these were already done, however, we insisted that upon our inspections there were still items to be repaired/repainted, and we will not submit a signed MOA, unless all deliverables are accomplished).

- Repairs/ re-painting of Clubhouse
- Construction of playground
- Re-painting of basketball court
- Re-painting of Guard House
- Installation of humps
- Testing of fire hydrants
- Installation of Street names and signages
- Completion of perimeter fence
- MRF
- Others not in list, but need to be repaired
As of date we are awaiting the completion of the re-painting of the basketball court and repair of the clubhouse.

2. Creation of Committees to assist the 7 BOD/OFFICERS in ensuring the overall well-being of the community/ neighborhood like managing/enforcing company rules and regulations, peace and order, health and sanitation, managing finances etc...

2. Solid Waste Management
3. Health and Sanitation
4. Youth and Sports
5. Audit and Finance
6. Ways and Means
To all homeowners, we encourage you to volunteer to assist in any of the Committees enumerated above. The GMR officers/BOD need your help and assistance to accomplish our goal of ensuring the overall well-being of GMR phase 1&2 neighborhood, a peaceful and beautiful community and develop a sense of camaraderie among residents through social activities and amenities.

3. Started Waste Management under committee chairman Brayan. He discussed the waste segregation process of sorting waste into different categories based on their type, composition or potential for recycling, reuse, or safe disposal. Initally he discussed the proper disposal of Dry waste: Non- organic waste including plastic, paper, glass and metals which can be recycled. Wet Waste: Organic Waste such as food scraps and kitchen waste often used for composting. These waste segregation can at least help in solving our garbage collection problems. Since all our non-organic waste especially the plastic bottles and paper can placed on our MRF, henceforth decreases the bulk of our garbage to be collected by the hauler which charges us a 12,500 per garbage truck collection. As per Axeia we seldom reached or probably never collected that amount per truck, and Axeia paid the remaining amount to ensure the collection of our garbage. So please segregate and manage your garbage at all times. We all have to think other options to solve this problem. The 7 of us can't solve this problem alone, ang definitely need your cooperation. Any suggestions are most welcome. We intend to put a Dropbox at the gate for all your suggestions. Incidentally, Chairman and his group have started a clean-up drive ang also strategically provided wastebasket/ waste bin for our plastic, metal and paper trash.

4. Stray dog's problems - Our chairman for Health & Sanitation and Peace & Order Jun is working on this. Stray dogs in subdivision can pose safety ang hygiene concerns. These require multiple aspects or approaches involving responsible pet ownership, community engagement and potentially collaboration with local animal control and animal welfare organizations. It's a fact that this is also the perennial problems not only of GMR but generally most of the subdivisions. But we are trying our very best to come up with solutions, and we need your cooperation on this.

5. Concerns on Tricycle transportation fare - We had a meeting with the officers of CATODA last April 3, 2025. The discussion was a productive one. All your concerns were raised and the officers of CATODA explained their sides. We are yet to finalize what transpired during the meeting and guidelines will be provided as soon as everything is final and hopefully arrived at a win-win situation for all of us. Meantime, we have requested them to be considerate of fares, and to ask passengers first before transporting them to their destinations like if they want to wait for passengers or instead avail of the special trip.

7. Memorandum of Agreement - Still pending submission of signed MOA. Awaiting completion of requested repairs/ re-painting of basketball court and clubhouse to complete all deliverables of Axeia.

Other matters
1. Monthly Dues - Still for discussion and deliberation. The purpose of the monthly dues/HOA fees are to be used to fund the maintenance and improvement of common areas, operational expenses (garbage collection, security, administrative expenses) and potential capital improvements within the subdivision. Factors affecting the amount of monthly dues are amenities, size of property and location typically ranging from php 35.00 to php 65.00 per square meter. We have also conducted surveys and as of date dues are real high even on low and mid end subdivisions.. Hopefully we will come up with a reasonable dues for GMR. We encourage everyone to submit survey on this so that we will be able to arrive at reasonable and affordable monthly fees.

2.Concern on burning /lighting up at the nearby sugarcane farm - One of us was able to talk to a barangay councilor and informed us that they have already talked with the owner and awaiting action on this. Please bear with us on this.
