Promoting Responsible Pet Ownership
Board Resolution No.: 2026-004 - Responsible Pet Ownership Policy: Effective Immediately
Xevera Homeowners Association, Inc. is committed to maintaining a safe, clean, and harmonious living environment for all residents.
To adopt and implement the following in accordance with the REPUBLIC ACT NO. 9842 or the “Anti-Rabies Act of 2007” Section 5. Par. a to f
1. General Responsibilities
All pet owners shall be fully responsible for the health, behavior, and actions of their pets at all times, whether within their property or in common areas. Pets must be regularly vaccinated against rabies, and pet owners shall maintain up-to-date vaccination records, which must be made available for inspection by authorized persons
2. Leash and Control
Pets must be kept on a leash at all times and under the physical control of a responsible person when in common areas, roads, sidewalks, parks, or any shared spaces.
3. Sanitation and Cleanliness
Pet owners are required to immediately clean up after their pets if they defecate in any common area. Failure to comply shall be subject to appropriate sanctions and penalties, as prescribed by the HOA rules and regulations.
4. Noise and Nuisance
Pet owners must ensure that their pets do not create excessive noise, pose threats, or disturb the peace of the community. Repeated complaints may result in disciplinary action.
5. Restricted Areas
Pets are not allowed in designated restricted areas as determined by the HOA, including but not limited to clubhouses, playgrounds, and landscaped areas, unless otherwise specified.
6. Health and Safety
Pets showing signs of aggression, illness, or neglect may be reported to the HOA for appropriate action, in coordination with local authorities when necessary. In the event of an animal bite incident, the pet owner shall immediately assist the victim, including shouldering medical expenses, and shall report the incident to the proper authorities within twenty-four (24) hours.
7. Violations and Penalties
Any violation of this policy shall be subject to warnings, fines, or other penalties in accordance with the HOA’s Master Deed of Restrictions and Rules and Regulations
