Villa Sebastiana Home Association at Tawason
Good day, dear homeowners and residents.
A homeowners association is, first and foremost, a self-regulating community composed of equal stakeholders who collectively uphold the rules, standards, and code of conduct that protect the welfare, safety, cleanliness, and harmony of our shared subdivision.
Recently, several instances have been reported and even captured on CCTV, involving unleashed and stray cats, and sometimes dogs, leaving f***s and droppings in and around private homes, sidewalks, driveways, and even common areas such as playgrounds where our children play and gather. Beyond inconvenience, this situation already poses serious concerns involving public hygiene, sanitation, foul odor, parasites, and possible health risks to residents, especially children.
In view of these continuing incidents, the Board is now considering the following actions for the protection of the community:
1. Writing and coordinating formally with the City Veterinary Office for the capture and impounding of stray and unleashed cats roaming within the subdivision;
2. If no immediate action is taken, the HOA may undertake the capture of stray animals within the subdivision and turn them over to the City Veterinary Office;
3. Revising the HOA Rules and Regulations to include penalties and fines against pet owners who fail to properly control, restrain, and maintain sanitation responsibilities over their pets.
Please be reminded that numerous announcements, reminders, and advisories regarding responsible pet ownership and sanitation have already been issued to the community. Unfortunately, despite repeated requests for cooperation, the problem continues to persist.
As such, the HOA is now left with no choice but to begin instituting stricter policies and implementing fines and enforcement measures for the common good, health, safety, and welfare of all residents.

Re: Responsible Pet Ownership
HOA members,
Good Afternoon!
We are reminding our HOA petowners to always keep your pets on leash and that we highly discourage pets to roam freely within our subdivision vicinity. This is to ensure safety of everyone, especially the children, as well as ensuring cleanliness (animal wastes issues).
We notice some pets (cats and dogs) are roaming freely. Let us kindly, always keep them in our properties and make sure they are leashed when they are being walked.
Also, let us kindly make sure to clean after our pets in case they will defecate when they are being walked. As responsible pet owners, always have p**p bags ready and clean after your pets all the time, maintaining cleanliness and showing respect to our community.
We will check cctv for offenders and send notice personally to concerned homeowners. We will also reach out to our City Vet for impounding of stray dogs and cats soon.
