CHAI UPDATE

The Camella Homeowners Association (Cebu), Inc. (CHAI) is honored and grateful to have received an invitation from the Office of the City Mayor Cindi King Chan to attend and witness the First State of the City Address (SOCA), together with other accredited and recognized Homeowners Associations in Lapu-Lapu City.

It was a privilege to represent the Camella Homes community in this meaningful event and to reaffirm our commitment to working hand in hand with the City Government in building a safer, stronger, and more progressive community.

We sincerely thank the Office of the City Mayor for this opportunity and recognition.

🚔 CHAI Safety & Security Update

To further strengthen the safety and security of our community, random roving patrols are now being conducted inside Camella Homes by the Lapu-Lapu City Police Office – Station 5, with the assistance of the Barangay Bankal BPSOs.

These patrols aim to enhance peace and order by ensuring the safety of our residents, enforcing the curfew for minors who should already be at home during late hours, and inspecting abandoned-looking houses that may be vulnerable to illegal activities.

The Camella Homeowners Association (Cebu), Inc. (CHAI) extends its sincere gratitude for promptly granting our request to the Lapu-Lapu City Government, the Lapu Lapu PNPs specifically Station 5, and Barangay Bankal headed by PB Celestino Quijano Pangatungan III , for deploying BPSOs to assist our police personnel.

Thank you for going the extra mile in serving and protecting our community. Together, we can continue to keep Camella Homes a safe, secure, and peaceful place to live.

CHAI Secretary's Report

Successful FREE Anti-Rabies Vaccination Drive
July 11, 2026

The Camella Homeowners Association (Cebu), Inc. (CHAI) is pleased to announce the successful conduct of our FREE Anti-Rabies Vaccination Program for Dogs and Cats held on July 11, 2026. A total of 180 dogs and cats received free anti-rabies vaccinations, reflecting the strong support and cooperation of our homeowners and residents.

The CHAI Officers and Board of Directors sincerely thank all our responsible pet parents who participated in this activity and recognize the importance of protecting their beloved pets and helping keep our community safe from rabies.

We also extend our heartfelt gratitude to the City Government of Lapu-Lapu, led by our beloved Mayor Cindi King Chan , and the City Veterinary Office, especially Dr. Janice Togonon, and Sir Arnel Limpangog for approving our request and bringing this free vaccination program directly to our community for the convenience of our homeowners and residents.

"A responsible pet owner protects not only their pet but also the entire community. Prevention today creates a safer tomorrow."

FREE Community-Based Disaster Risk Reduction and Management (CBDRRM) Training

The Camella Homeowners Association, Inc. warmly invites all homeowners and residents to join our FREE Community-Based Disaster Risk Reduction and Management Training on:

Preparedness can make a significant difference in protecting lives and property.

We never know whose life we may save—it could be our own, a family member's, a neighbor's, or even our community's valuable property. By learning these essential skills, we strengthen our ability to respond effectively during emergencies.

While residents peacefully sleep, our hardworking patrol teams continue to monitor and check the area to ensure the safety and security of the community.

The unbeaten streak continues for the Camella Elites as they dominated Pacific Grande 1 Grandeurs in convincing fashion, cruising to an 82-53 victory for their 3rd straight win in the tournament! 💪

From the opening tip, the Elites controlled the tempo with lockdown defense, fastbreak conversions, and sharp ball movement that left the Grandeurs struggling to keep pace.

Camella’s relentless full-court pressure and deadly transition offense turned the game into a one-sided showdown.

Leading the charge was Jersey No. 1 Obando, who earned “Player of the Night” honors after delivering an all-around stellar performance on both ends of the floor. 🏀⭐

🏀 CAMELLA ELITES STAY UNDEFEATED! 🏀

Another dominant performance from our Camella Homes Open Category team, the Camella Elites, as they secured their second straight victory after defeating St. Dominic’s Place Subdivision, 100-87, last night at Deca 5 Sudtonggan! 💪🔥

The Elites came out blazing with fastbreak points, solid ball movement, and lockdown defense to control the tempo throughout the game. Camella’s offense was firing on all cylinders as the squad drained crucial baskets and protected their lead until the final buzzer sounded. 🏀⛹️

Leading the charge was Montesclaros ( #36), who earned Player of the Game honors after dropping 19 big points and delivering clutch plays on both ends of the court. 👏🔥

With a 2-0 standing, the Camella Elites continue to prove they are a powerhouse team to watch in this tournament!

OFFICIAL UPDATE TO ALL HOMEOWNERS

We would like to inform everyone regarding the counter case filed by your duly registered association against:

Mr. Francisco O. Tongco,
Mr. Julio Alterado,
Mr. Fedencio “Dodong” Aparente, and
Ms. Leonor Alterado, aka Thatang Kho

in relation to the duplication of the functions of a registered Homeowners Association, following the decision released in 24 September 2025.

After said decision, the respondents filed a Motion for Reconsideration before the Human Settlements Adjudication Commission (HSAC), Quezon City.

Today, we are pleased to share another important development—and a victory for our community.

We have officially received the Notice of Resolution from the HSAC DENYING the Motion for Reconsideration for lack of merit, thereby AFFIRMING the Decision dated 24 September 2025.

As clearly stated in the Resolution:

“The records clearly show that respondents-appellants Tongco et al. organized a separate and unauthorized homeowners association… in direct violation of Sections 26 and 27 of the 2021 Revised Implementing Rules and Regulations of Republic Act No. 9904…”

Furthermore:

“…respondents performed acts reserved exclusively for a duly registered homeowners' association… including garbage collection, collection of dues, and calling of meetings… as well as unauthorized elections…”

And most importantly:

“WHEREFORE… the Motion for Reconsideration… is DENIED for lack of merit. The Decision dated 24 September 2025 STANDS.”

This decision strongly affirms that Camella Homeowners Association (Cebu), Inc. remains the one and only duly registered and recognized HOA in our subdivision, as mandated by Republic Act 9904.

This also proves that our leadership continues to act within the bounds of the law. There is no abuse of authority, and all actions undertaken by your Board are for the welfare, safety, and orderly governance of our community.

We understand that along the way, we may be misunderstood, criticized, or even personally attacked by those who may not fully understand the law. But we remain steadfast in our duty.

As the saying goes:

“Do what is right, even if you stand alone.”

Rest assured, your Board will continue to uphold integrity, transparency, and lawful governance. We remain committed to serving Camella Homes with dedication—always prioritizing the safety, unity, and betterment of every homeowner.
