SAFETY AND SECURITY COMMITTEE

OFFICIAL REPORT ON THE ACQUISITION OF TWO (2) SECOND-HAND BIKES FOR SECURITY OPERATIONS. 1 FOR MAIN GATE, 1 FOR PHASE 2 OUTPOST.

The Safety and Security Committee respectfully reports the acquisition of two (2) second-hand bikes intended for the official use of the Association’s security guards in conducting roving patrols, monitoring of the community, and immediate response to security concerns and incidents within the subdivision.

The provision of these bikes is part of the Association’s continuing efforts to enhance the mobility, efficiency, and responsiveness of our security personnel. Having readily available transportation during duty hours will enable our guards to respond more promptly when assistance is needed and to maintain more effective visibility throughout the community.

The Association remains committed to providing our security personnel with the necessary equipment and resources to enable them to perform their duties effectively and to maintain a safe and secure environment for all homeowners and residents.

We extend our sincere appreciation to all homeowners in good standing for their continued cooperation, support, and commitment to the Association. Through your timely compliance with association dues and your continued support, the Association is able to implement projects such as this that directly contribute to the safety, security, and overall welfare of our community.

This initiative is another step toward our shared goal of providing better, more responsive, and more effective security services for the entire community.

CAMELLA HOMEOWNERS ASSOCIATION CEBU, INC. (CHAI)
MAINTENANCE AND SAFETY IMPROVEMENT REPORT
Main Gate Area

As part of CHAI’s continuing commitment to the safety, security, and convenience of all homeowners and motorists, maintenance and improvement works were undertaken at the CHAI Main Gate.

The completed works include:

1. Cementing of the area leading to the Main Gate – to provide a safer, smoother, and more stable passage for vehicles and pedestrians, particularly during rainy weather.
2. Installation of a road hump near the Main Gate – to help regulate vehicle speed and provide our security guards with a safer and more effective position to properly check and monitor vehicles entering and exiting the subdivision.
3. Improvement of the gate area – to enhance the overall safety and efficiency of vehicle screening and traffic movement.

These improvements are not merely maintenance works but part of CHAI’s continuing effort to prevent accidents, strengthen security, and provide a safer environment for everyone using the subdivision roads and facilities.

We are grateful for the support and cooperation of our homeowners and security personnel in making these improvements possible.

This is CHAI’s service for everyone’s safety.

🎉 A HISTORIC MILESTONE FOR CHAI! 🎉

With grateful hearts, we celebrate a momentous achievement for Camella Homeowners Association (Cebu), Inc. (CHAI) — after 33 years, our Articles of Incorporation and By-Laws have finally been amended and officially approved by the Department of Human Settlements and Urban Development (DHSUD) Region VII on September 23, 2026.

This historic milestone would not have been possible without the collective effort and support of our present CHAI BODs and Officers, Sectorheads, and our homeowners who participated in the Special General Assembly. We also sincerely thank those who could not attend but responsibly submitted their proxies, allowing their voices and participation to be counted.

This achievement belongs to all of us. ❤️

With our amended By-Laws now aligned with Republic Act No. 9904 and its 2024 Revised IRR, CHAI is strengthened with a clearer legal and governance framework. Our elected BODs and Officers are now better equipped to implement our By-Laws, uphold the rights and responsibilities of our members, and work for the betterment of the entire Camella community.

33 years in the making — finally amended, officially approved, and now moving forward stronger together!

CHAI OFFICIAL RESPONSE — FOR TRANSPARENCY AND ACCOUNTABILITY

CHAI will be releasing its formal response to the October 2, 2026 letter of Camella Homes Tennis Club President Ricardo Rabe.

The Tennis Club is claiming compensation for expenses allegedly incurred over approximately 33 years and has referred to a claim of approximately ₱2 million!!!!

As stewards of the homeowners' association, CHAI has the responsibility to ask for the authority, receipts, financial records, collection records and legal basis supporting this claim.
We are therefore asking simple but important questions:

Who authorized the construction and improvements?
Who benefited from them?
How much was actually spent?
How much was collected from almost 200 members and players?
Where were the collections recorded?
And what legal basis makes CHAI liable for reimbursement?

CHAI will not prejudge anyone. However, no substantial financial claim against the homeowners' association should be recognized without proper documentation and verification.

This is about transparency, accountability, due process and protecting the interests of ALL CHAI homeowners.

We encourage our homeowners to read the documents that will be posted, examine the facts, and express their views responsibly.

NOTICE TO THE OWNER/S OF VEHICLES PARKED NEAR THE GUARDS’ OUTPOST

Good day.

We respectfully request the owner/s of the vehicles currently parked near the CHAI Guards’ Outpost Phase 2 to please transfer them to another appropriate parking area.

The location of the parked vehicles is narrowing the free flow of traffic and compromising the guards’ visibility and proper checking/screening of incoming vehicles, which may affect the safety and security of everyone in the community.

We also remind everyone that under RA 9904 and its Revised IRR, the roads and other common areas of the subdivision are intended for the common use and benefit of homeowners and residents. Parking along roads must not obstruct or impede the safe and reasonable use of these common areas, particularly access needed for traffic, emergency response, and security screening.

We sincerely ask for everyone’s cooperation and consideration. Our security measures are implemented for the protection of all CHAI homeowners and residents.

Dear CHAI Homeowners and Residents,

Our neighbor, Ms. Belinda Cabucos, is currently battling a serious illness and is in dire need of our help, particularly for her important medications and ongoing care.

She is the beloved mother of Sir Dave Cabucos , one of our CHAI Board of Directors and a dedicated Zumba instructor/coach who has brought energy, joy, and wellness to our community.

In this difficult time, we humbly appeal to everyone to extend whatever help you can. No amount is too small when given with a sincere and compassionate heart. Together, we can help ease the burden of a family facing a difficult battle.
