MONTHLY HOA MEETING | AUGUST 2, 2026

We are grateful to share that we successfully conducted our Monthly Homeowners’ Association Meeting on August 2, 2026.

A heartfelt THANK YOU to all our homeowners and members who took the time to attend, actively participate, share ideas, and contribute valuable suggestions for the betterment of our community.

Your presence, cooperation, and willingness to work together make our community stronger. Let us continue to support one another, communicate openly, and work hand-in-hand toward a safer, cleaner, more peaceful, and united community.

Today, we successfully conducted our Monthly HOA Meeting at Santo Niño Chapel. We sincerely thank all homeowners and members who took the time to attend, participate, and share their ideas for the betterment of our community.

During the meeting, we discussed important matters affecting our neighborhood, including the drainage repair project, DWUP updates, HOA recognition, membership concerns, financial transparency, the DENR blueprint, community clean-up activities, peace and order, and other concerns raised during the open forum.

Your presence, cooperation, and support are greatly appreciated. Together, we continue to build a stronger, more organized, and united Sto. Niño Nivel 128 Homeowners Association.

Let us continue working hand in hand for the progress and welfare of our community.

📢 ANNOUNCEMENT 📢

To all members of the Sto. Niño Nivel 128 Homeowners Association,

Please be informed that our Monthly HOA Meeting will be held on:

📅 Date: Sunday
🕒 Time: 3:00 PM
📍 Venue: Santo Niño Chapel

Your attendance is highly encouraged as we will discuss important matters concerning our community.

Meeting Agenda

1. Drainage Repair

* Call for volunteers to help repair the community drainage.
* Available budget: ₱1,750.00.

2. DWUP Construction Update

* Discussion regarding house construction projects that have been temporarily stopped by DWUP while the HOA Certification is still being processed.

3. House Extension and Renovation

* Reminder that all house extensions and renovations must first secure the necessary permission or certification from DWUP before construction begins.

4. Recognition of the Official HOA Name

* Discussion on the officially recognized name of the HOA.
* Reminder that all requests, letters, and official documents must use the approved HOA name.
* Clarification that the names “Dakilaan HOA” and “Santo Niño Native Settlers HOA” are not recognized for official transactions.
* Discussion regarding the continued use of unrecognized HOA names by former officers and the need to acknowledge the duly elected officers.
* Measures to strengthen the official recognition of the HOA before the Barangay, City Hall, LGU, Councilors, the Congressman’s Office, and other government agencies.

5. Community Unity and HOA Concerns

* Promoting unity, cooperation, and mutual respect among residents.
* Encouraging members to bring community-related concerns, such as land issues, right-of-way concerns, and other neighborhood matters, to the HOA.
* Reminder that personal or family disputes are not under the jurisdiction of the HOA.
* HOA mediation meetings, when appropriate, may be conducted at Santo Niño Chapel.

6. Refund of Dues Paid by Non-Members

* Discussion on refunding monthly dues paid by individuals who are not official HOA members.
* Authorization for the Treasurer to process refunds.
* Clarification that only registered HOA members are entitled to membership rights and benefits.

7. Purchase of an HOA Meeting Table

* Proposal to purchase one (1) 6-foot table for HOA meetings and activities.
* Estimated cost: ₱1,500.00.
* Capacity: 8–10 persons.
* Approval of the proposed purchase.

8. DENR Blueprint

* Discussion regarding the original DENR blueprint prepared during the term of the previous HOA officers.
* The original blueprint is currently in the possession of the former Vice President, who claims ownership because she personally paid for its preparation. The current HOA officers do not wish to engage in any dispute regarding ownership. At present, the HOA only has a black-and-white photocopy of the blueprint.
* To ensure that the HOA has an official copy for its records and future use, the current officers propose obtaining two (2) copies of the blueprint at an estimated cost of ₱900.00, to be paid from HOA funds.
* One copy will be kept by the HOA President, and the other by the HOA Secretary.
* These copies shall be the official property of the Sto. Niño Nivel 128 Homeowners Association and shall be owned collectively by the HOA and its members. They will be maintained for official use, record-keeping, and the benefit of the entire community.
* The blueprint is an important document for future applications with PCUP. It will serve as the reference for the previous survey or subdivision plan, which is required by the DENR surveyor before conducting a new survey. After the survey is completed, a new official subdivision map for the community can be prepared and released.
* Proposed Resolution: Approval of the allocation of ₱900.00 from HOA funds for the reproduction of two (2) official copies of the DENR blueprint.

9. Other Matters

a. Updating of HOA Membership Records

* Verification and updating of the official list of HOA members.
* Confirmation of members’ contact information and addresses.

b. Financial Report

* Presentation of the HOA’s current financial status, including collections, expenses, and remaining balance.
* Open discussion on financial transparency and accountability.

c. Schedule of Community Clean-Up

* Proposal for a community clean-up drive.
* Assignment of volunteers and scheduling of activities.

d. Peace and Order

* Discussion of community safety concerns.
* Reminder to report suspicious activities and work together to maintain peace and order in the neighborhood.

e. Announcements

* Other updates, upcoming activities, and important reminders for HOA members.

10. Open Forum

* Questions, suggestions, concerns, and recommendations from HOA members.

11. Adjournment

* Closing remarks and announcement of the next HOA meeting.

We encourage every member to attend and actively participate, as the decisions made during this meeting will help improve and strengthen our community.

Our sincere gratitude to KAP “GING-GING” MUAÑA-EMPLEO Kap Ging-Ging Muaña 💚,
Hon. Mary Ann Delos Santos Mary Ann De Los Santos, Barangay Councilors Hon. Michael Paquibot and Hon. Samuel Geron, the Lahug Staff Barangay Lahug Make A Difference, and everyone who took the time to visit our community together with the officers and members of Lower Cashra HOA and Santo Niño Nivel 128 HOA, Sugbo Homes Nivel Hills , Lahug , Cebu City

We are truly grateful for your presence, your concern, and your willingness to listen to the needs and concerns of our residents. Your visit means a lot to our community and shows your commitment to serving the people.

During our meeting, the HOA officers and Chapel officers respectfully presented several requests intended for the improvement, safety, and welfare of our community, including 20 chairs and 10 tables for meetings and gatherings, 5 sets of community lights for better safety and visibility, additional cement for drainage improvements, and railings to help ensure the safety of our senior citizens and residents.

We sincerely appreciate Barangay Kap Ging for warmly receiving our requests and for assuring us of her support. We understand that these projects require proper processing, coordination, and approval, but we are grateful for her willingness to help and her commitment to doing her best to make these improvements possible for our community.

Your dedication to public service and your genuine concern for the welfare of the residents inspire us to continue working together toward a safer, cleaner, and more progressive community.
