TIME FLIES. Election of officers is near approaching ones again. Those interested to run for office, including the homeowners must at this early, consult each other, share their opinion and views of their concerns to be addressed. At least, members have options to choose, who among those vying for positions or their views relates with the issues being raised by the homeowners.
“MATRIX TOWARDS A BUSINESS MODEL MANAGEMENT HOA”.
BACKROUND:
North Matrix Ville Subdivision (Matrix) is a low cost housing project of the AFP-RSBS in 1990. From less than a hundred occupant in 1991, the project is now fully completed and titles over the lots subdivided were already transferred to individual owners. Open spaces for recreational activities and excess areas were not fully inventoried. It appears that the former developer (AFP-RSBS) donated to the LGU of Caloocan City without proper consultation with the homeowners. Today, there are a total of 730 registered residents, 495 of which are original lot owners, while 235 are tenants. There are existing structure an office and commercial stall in phase 1 and a building by the LGU of Caloocan City, which serves as a Day Care Center and HOA’s Office.
RESOURCES:
Monthly dues. At an ideal 100% collection estimate (730 x Php 1200 = ) monthly dues collection alone may reach Php 876,000.00. Aside from the monthly dues, there are other sources of funds, such as: 1. Stall rental; 2. Covered court rental; 3. Business, Building Construction permits and other fees. In other words, collection from monthly dues, rentals and other fees are more than sufficient to sustain its operation and there are other areas that can be utilize as revenue sources. Historical data indicates that HOA officers of prior years survived in maintaining street lights for more than two decades, although HOA’s development, services and future goals and direction to benefit the original title owners needs more improvement: Towards, a cooperative system business model management, where title owners can enjoy return of investment to secure its interest.
SWOT (Strength, Weakness, Opportunities Threat)/ ROOT CAUSE ANALYSIS:
While there are resources that can be utilized and developed towards a business type management the identified issues that hinders its organizational and community development are: 1. Leadership development; 2. Communication strategy; 3. Application of modern organizational management skills and techniques to provide transparency and direction towards a common vision, goals and objectives.
STRENGTH:
Human Resources is one of its greatest potential. Many original settlers at MATRIX rose from the ranks in their respective field of endeavors in the military, civilian, private and business sector. 1. In the military sector. There are three (3) graduates of the PMA, 2 are Barons and one General, Chief of the PNP; there are many enlisted personnel in the AFP who rose from the ranks to become generals when they retired. There are also many enlisted personnel whose children are now doctors, lawyers, engineers and professionals. 2. In the civilian sector, many rose from the ranks to become directors and 3rd level officials; 3. In the private sector: There are Ship Captains, Chief Engineers, Accountants, Doctors, Lawyers, successful businessmen, among others. In other words, the human resources potentials and expertise of these individuals can be tapped towards a shared vision to aid the HOA’s organizational and community development. Thus, the herein project: “MATRIX TOWARDS A BUSINESS MODEL MANAGEMENT HOA”.
