🐾 Gentle Reminder on Proper Disposal of Dead Animals

Dear Villa Casita Residents,

It has come to our attention that a deceased dog was improperly disposed of at the MRF/garbage area this morning. This practice causes foul odor and poses health risks to our community.

We kindly request everyone not to throw dead animals at the MRF or garbage area. Instead, please:
- Provide them with a proper burial, or
- Coordinate with Butchoy for assistance.

Your cooperation helps us maintain a clean, safe, and healthy environment for all.

Thank you for your understanding and support.

Dear Homeowners,

In behalf of the Board, and as per the report by our guard, we kindly request that homeowners refrain from installing tents along the main road. Such installations block the driveway and may hinder passage, especially in cases of emergency.

We appreciate your cooperation and understanding on this matter.

Thank you very much.

Sincerely,

🐍 Immediate Safety Steps
- Stay calm and keep distance. Do not attempt to catch or kill the snake yourself.
- Secure the area. Keep children and pets away.
- Call local authorities. In the Philippines, the Bureau of Fire Protection (BFP) often responds to animal removal, including snakes. Some barangays also have designated rescue teams.

📌 Responsibility in a Subdivision
- Homeowners:
- Responsible for safety inside their own unit.
- Expected to report incidents to the homeowners’ association (HOA) or barangay for coordinated response.
- Board of Directors (HOA):
- Responsible for maintaining common areas (gardens, drainage, vacant lots) to reduce snake habitats.
- Should coordinate with pest control or animal rescue services if snakes are repeatedly sighted.
- Duty to issue advisories and preventive measures for residents.
- Barangay / Local Government:
- Handles public safety concerns.
- Can deploy animal control or request assistance from BFP or DENR (Department of Environment and Natural Resources).

---

📞 Who to Contact
- First: Barangay Hall or subdivision security office (they usually have direct contacts for emergencies).
- Second: Bureau of Fire Protection (BFP) – they respond to wildlife removal.
- Third: If recurring, HOA Board should arrange professional pest control or coordinate with DENR for wildlife management.

✅ Summary:
Inside your house, you as the homeowner are primarily responsible for immediate safety and reporting. The Board of Directors is responsible for prevention and management in common areas. For actual removal, contact barangay officials or BFP, while informing your HOA so they can take preventive action.

Subject: Gentle Reminder – Association Dues

Dear Villa Casita Homeowners,

This is a gentle reminder regarding the payment of our Association dues.

We kindly request those who have not yet settled their monthly obligations to please check your bill with Ms. Arlinda Ursal. As per our records, several homeowners still have outstanding balances.

Please note that your Association dues directly support the salaries and wages of our security guards, maintenance services, electricity, and other essential expenses. Without timely payments, we may encounter difficulties in meeting these obligations.

I already have the list of homeowners with pending dues, and I will be sending collection letters shortly. If you have already paid, kindly disregard this notice. However, if you wish to settle your dues now, you are most welcome to visit the office and approach Ms. Dawn Yaun or Ms. Arlinda Ursal for assistance.

Your cooperation is highly appreciated as we continue to maintain the safety and upkeep of our community.

Thank you very much.

Warm regards,
Jie Balansag
Board Secretary
