The tenancy information line will be closed from 5pm, 24 December until 8am, 5 January. The bond information line will be closed on all public holidays but will be open with reduced staffing 8am to 4pm on 29 to 31 December.
We will be back to normal hours from 8am, 5 January.

From 1 January 2026, the Tenancy Tribunal is changing how it handles documents
Most documents you provide will now be shared with the other party to ensure fairness.

✔ You can remove personal details that aren’t relevant to the case.

Our holiday hours are starting next week!

Here are our hours from Monday 8 December to Tuesday 20 January:
Monday - Thursday 9:30am - 3:30pm
Friday 9:30am - 12:30pm
Saturday 10:00am - 12:00pm

Note that we will be closed from 12:30pm Friday 19 December to 9:30am Monday 5 January so our volunteers can have a well deserved break.

📰 📢 Big news for landlords

In December, we’re launching Bond Hub — a new online self-service system to make managing bonds easier and more efficient.
Landlords will be able to register to view and manage their bonds online in Bond Hub.

At first this will be lodgements and top-ups (including pet bonds). We’ll introduce more features, like bond refunds, later.

Tenants will be able to complete their side of some bond transactions via an email link sent from Tenancy Services.

For now, keep using the current bond process outlined on our website.

Just because it’s in your tenancy agreement doesn’t mean it’s legal.

🚫 Some clauses are unenforceable - meaning they have no legal effect.

These could include:
- Charging more than 4 weeks’ bond
- Restricting visitors or parties
- Making tenants pay fixed water charges

If a clause tries to reduce your rights or add extra obligations, it might be unlawful.

From 1 December 2025, it will be easier for tenants to keep pets, with the following changes taking effect.

* Landlords will be able to charge a pet bond of up to two weeks’ rent (in addition to the general bond).
* Tenants will need written consent from their landlord to keep a pet, and landlords will only be able refuse on reasonable grounds.
* If tenants already have a pet and permission, or the tenancy agreement allows pets (or is silent on pets), they won’t need new consent or a pet bond.

Disability assist dogs are always allowed and don’t require a pet bond.

These changes aim to strike a fair balance – helping more Kiwis enjoy the companionship of pets, while protecting property owners.
