What it takes to get a mortgage in the Netherlands? ๐Ÿ‡ณ๐Ÿ‡ฑ๐Ÿ 

If you're looking to buy a flat or a house, here are a few things you need to know:
โœ… Common Practice: Many buyers apply for the Nationale Hypotheek Garantie (National Mortgage Guarantee - NHG).
โœ… Buying as an Expat: Yes, you can get a 100% mortgage here without a massive deposit, but you still need savings.

โš ๏ธ What to be careful of:
Watch out for kosten koper (buyer's costs). Youโ€™ll need roughly 5-6% of the property price in cash to cover tax, notary, and advisor fees, as these cannot be rolled into your loan.
Donโ€™t skip the bouwkundige keuring (architectural survey) clause in your offer!

Partner with a good hypotheekadviseur (mortgage advisor) to safely navigate the market! ๐Ÿ”‘

New systems, new surroundings, constant decisions โ€” itโ€™s a lot to take in all at once. Feeling exhausted doesnโ€™t mean youโ€™re not coping, it means youโ€™re adjusting. Deborah reminds us to slow down, take a breath, maybe even a walk on the beach ๐ŸŒŠ, and give yourself the space to process it all.
