loped in the province of Kampong Chhnang some 90 minutes from the Phnom Penh the capital of Cambodia. The village will set the standard for what is a sustainable development both in terms of built form and community development, Featuring 300 apartments within 20 buildings each of 4 levels. Levels 2 to 4 will contain 5 apartments per floor and all will have a large private terrace. All buildings will have interconnected roof top gardens creating a wonderful private tropical oasis looking out over the stunning surrounding countryside. On each of the 20 ground floors will be a teaching block meaning that the 300 apartments sit above an education campus providing vocational learning in subjects such as hospitality, aged care, health, beauty and other skills based education. In addition the village will include community facilities such as a natural swimming pool, guest house for visitors which also acts as a training centre, student accommodation and additional teaching facilities for those skills not suitable to be located under the apartments. The campus and apartments will integrate into a low cost housing village which will set a world standard in its approach to sustainable living. Not only will the village offer housing opportunities but also create work opportunities for the village residents. Finally the whole Sante Village will be surrounded by and integrated into substantial permaculture gardens and organic farmland making it a place of food abundance and extending its opportunity for learning into new approaches to agriculture. Who will live at a Sante Village
The village will offer house ownership opportunities for locals along with employment and business opportunities. It will also provide skills based education for Cambodian students including provision of accommodation. The 300 apartments will be available to people from around the world who want to create a new life and make a positive contribution after their traditional working life has finished. They will be able to volunteer in the learning centre, community gardens or in other ways that will make a meaningful contribution to the lives of many people. Or they can use this as an amazing base to explore greater Asia and even earn income from renting out their apartment to others in 3, 6 9 or 12 month blocks for others wishing to volunteer within the community. What will be the Cost
There will be a monthly cost to assist in the ongoing running of the village and learning centre. Upfront the cost will be approximately $220,000 USD and with this you will get ownership of your own apartment which will be approximately 160m2 in size including the terrace. However you are also investing in so much more because collectively you will have developed an amazing skills training campus, created a low cost housing fund to bring home ownership to people who normally it is beyond their reach and created substantial cash reserves to ensure long term economic security of the village. How will it operate
The land will be held by a Cambodian Social Enterprise who will undertake the development and operate the village and learning centre. International residents will invest their funds in a Singapore "Not for Profit" who will act as funder to the Cambodian Enterprise and hold security over the title by way of a mortgage. Both entities will be audited by an International accounting firm and the Singapore "Not for Profit" will have a board made up of suitably qualified people and representatives of the residents. This starts with the first 45 people or couples that share this vision. Initially the funds will be placed with a Singapore based law firm's Trust Account until deployed to acquire the site, build the first 45 apartments and initial facilities.
