Residents of Eros Sampoornam Society Stage Protest Against Builder Over Building Conditions and Maintenance Issues
Greater Noida West, 8th September 2024: Today, the residents of Eros Sampoornam Society, located in Sector-2, staged a peaceful protest (dharna) against the builder, M/s Ajay Enterprises. The protest was sparked by the continued neglect of critical infrastructure issues in the society, leading to worsening living conditions.
Residents have raised concerns over the deteriorating condition of the building, including water leakage in the basement that has persisted for over seven years without repair. Furthermore, the exhaust ducts in the basement have corroded, and the condition of the lifts has reached alarming levels of disrepair. Despite repeated requests, essential repairs and repainting of the outer walls remain incomplete.
Addressing the media, the President of the Apartment Owners Association (AOA), Mr. Dipankar Kumar, emphasized that these issues have persisted due to negligence on the part of the builder's General Manager (GM) Commercial, Mr. Deepak Gupta. Mr. Kumar also highlighted that despite a 27-point agreement between the AOA and the builder to address these concerns, no progress has been made in the last 18 months.
In 2023, a joint committee of M/s Ajay Enterprises and the AOA conducted a tender process to select a new maintenance agency. The agency was shortlisted with a proposal to charge lower maintenance fees than those currently imposed. However, no action has been taken on this front, and the issues remain unresolved.
As per the Uttar Pradesh Apartment Act, the AOA served a formal notice on 29th July 2024, seeking the handover of responsibilities from the builder. To date, no response has been received from the Director of M/s Ajay Enterprises, while Mr. Deepak Gupta has indicated an intention to increase maintenance fees instead of addressing the outstanding issues.
Mr. Dipankar Kumar stated, "It is clear that the Eros Group is only interested in exploiting the flat owners. We demand immediate action to resolve these issues."
The protest saw a strong turnout from residents, including AOA Vice President Mr. Navneet Juneja and prominent members such as Bhagirath, Durgesh Khandelwal, Birendra Singh Chauhan, Jagjivan Ram, Pankaj Jha, Prem Patel, Ritesh Singh, Amit Yadav, and many others.
The residents are determined to continue their protest until the builder takes concrete steps to rectify the issues and improve living conditions.
