South Brent CLT South Brent Community Land Trust seeks to be a driving force behind a variety of community based projects in the village of South Brent, Devon.

South Brent CLT are currently in the planning stages of a self build project, which will enable local residents to collaborate to help build their own affordable, sustainable and future proofed home in South Brent. Many local residents are unable remain in the village due to South Brent’s higher than UK average rental and freehold house prices. The CLT will fund the self build, allowing the self b

uilders to build their houses, when the houses are resold they will be subject to a section 106 agreement (which means only those with a local connection can purchase or rent), and a resale price covenant which maintains the purchase price at a truly affordable level. The scheme is supported by a Homes England grant for Shared Ownership and each household will buy a share. This will provide a permanent, affordable and good quality stock of housing for generations of Brentonians to come. We believe a vibrant rural community is essential, for the quality of life of those living in the countryside and for the long term economic benefit. Rural villages in Devon, Cornwall and elsewhere are losing their shops, schools, pubs and other businesses as it becomes harder for local people to afford to live in their village and secure an affordable good quality permanent home. By ensuring local residents can remain local, their incomes will also stay local. This will help our local shops, pubs and businesses to thrive. The self build phase is just the tip of the iceberg for South Brent CLT. With the support of the local community we aim to be a driving force behind future community projects within South Brent. Hello everyone.

Well, that was a long year. The world has changed and a combination of Brexit and Covid has thrown many challenges our way. Material costs have soared as pressing housing needs have come to the forefront and developments are popping up like mushrooms all along the A38 corridor. And our hypothetical couple of months has become over a year.

The light at the end of the tunnel was further away but it now within reach. And we will be delivering affordable homes for local people in the Parish of South Brent.

Hello everyone.
I felt it was important to give a brief update on the project.

In early March we were all geared up towards starting on site within a matter weeks then the country stopped.
We have used the time wisely to check everything is ready to go and the final pieces of the jigsaw are lining up. Finalising finances has been a bit of a struggle with remote meetings but slowly that is being resolved thanks to the work of Tom and Rob at South Hams District Councl. Our man at Ecology Building Society is also working from home, Ecology obviously need local valuations for the development loan so all of that has been tricky, especially as the Valuers have also been tied by Lockdown rules. The principal contractor, project management team and architects are all working from home so in many cases what could have been resolved in one or two face to face meetings has taken weeks going back and forward to try and organise availability for various online meetings.

Slowly and most importantly safely, as everyone gradually starts to get back to some sort of normal we will be able to finally sign the contracts, then the Groundwork Contractors can be lined up and all the other key trigger dates and orders can be set in the revised schedule.
Timeline? Hypothetically, or is that hopefully, things are picking up pace now and within the next month or so the diggers should be starting, then it’s all systems go.
A frustrating few months, there is light at the end of the tunnel so there will be real news to share very soon.

After 60 continuous years of cultivation and maintenance of the land, handed down from one gardener to another, the Catholic Church erect eviction notice of 28 days with no prior warning, consultation, or notice of intention.
