Changes sought to Arden Triangle Scheme - Kler Group seeks to change planning conditions.
Housing promoters Kler Group is seeking to make changes to the planning permission, granted last year, for up to 450 homes at the Arden Triangle. Under proposals put forward by planning consultants Cerda, seven of the 36 planning conditions would be re-written.
All the conditions concern highway works or how the building works would be phased. The idea is to enable involvement by two separate housebuilders, one on the land to the north of Cuttle Brook and one on the south.
A member of the Forum’s planning team explained, “At the moment, the conditions mean that the highway works must be carried out before any of the homes are occupied, whether to the north or the south. Once re-written, it would be possible for the two halves of the site to be developed independently. For example, families could move into homes in the north without waiting for improvements at the Middlefield roundabout. “Most of the re-worded conditions are basically OK – but we think the dangerous Grove Road junction should be improved before any of the homes are occupied. Also, the details of the proposed phasing aren’t clear. What can be occupied and when needs to be spelled out.”
The proposals are now awaiting a decision by the Council’s planning committee.
Background: Outline planning permission for up to 450 homes at the Arden Triangle was granted in September 2025. Details of the access arrangement were part of this application; but approval of other matters will need to be sought at a later date. These include appearance, landscaping, layout and scale.
