We represent the interests of residents of the Summers Field development in Papworth Everard, primarily in matters concerning how the shared public spaces of our development are managed. STATEMENT OF PURPOSE
The purposes of the Committee are to:
• take up issues of common concern regarding the development’s shared public areas and facilities, and represent the collective views of residents to the
appointed estate-managing agents (Chamonix) and other relevant bodies;
• keep residents informed of issues that affect them;
• provide advice to residents where possible. MANAGEMENT OF THE DEVELOPMENT

• All property owners are members of Summersfield (Papworth) Management Company Ltd (referred to hereafter as SPMC Ltd).
• SPMC Ltd is responsible for managing the shared public spaces and facilities of the development after they have been handed over by the Developers (there are some areas still to be handed over).
• Chamonix Estates Ltd has been appointed as managing agents to administer SPMC Ltd on behalf of its members. The current Directors of SPMC Ltd are also Chamonix employees.
• Summers Field Residents’ Committee does not currently have any official control over the management of the development, but does have a working relationship with Chamonix. Future arrangements:
• Once the Developers have handed over all public areas to SPMC Ltd, Chamonix will hold an EGM (Extraordinary General Meeting) for residents to attend.
• The EGM will seek to appoint two residents as the new Directors for SPMC Ltd.
• SPMC Ltd and management of the development will then be directly controlled by residents.
• The new resident Directors could choose to engage the services of a different estate-managing agent.
• It is envisaged that the new resident Directors would be members of Summers Field Residents’ Committee and their duties would be carried out with input from the Committee. Which public areas and facilities are maintained by Chamonix? Chamonix maintains the following on behalf of SPMC Ltd (unless yet to be handed over):
• public open space areas including play areas and a few footpaths,
• litter and dog waste collection,
• garage courtyards and drives where applicable (maintenance, drainage & lighting),
• the apartment block. Chamonix is not responsible for the roads, the majority of the public footpaths, grass verges that are between the road and footpath, drainage outside of property boundaries or street lighting. These remain the responsibility of David Wilson Homes until adopted by the Highways Authority.
