Braunston Road North site update
Jeakins Weir Discharge of Condition 13 - Sustainable Surface Water Drainage Scheme.
Some good and bad news.
The good
RCC rejected Jeakins Weir’s (JW) latest Surface Water Drainage Scheme submission.
The bad
RCC appear to be happy with what JW have proposed to alleviate the flooding issues we experience at the southern, Braunston Road end of the site. Which is to implement exactly the same drainage scheme as the Bellway Homes site opposite, which continues to fail! See attached image from LLFA response to JW back in July '25.
JW have submitted another set of documents to RCC in an attempt to get their Sustainable Surface Water Drainage Scheme approved (Submitted in September). These are available to review by clicking on the following link -

As RCC are happy with JWs plans for the southern end of the site, these documents focus primarily on JW’s plans for the North end of the site, linked to the river Gwash.
What can we do?
Submit comments / objections, once again on the RCC site before October 9th - just over a week. Please use the link above to access the RCC site and submit your comments in the ‘Comments’ tab.
Have enclosed a list of our core concerns below -
Why are RCC planning content with proposed drainage solution for southern end of the North site?
- Bellway drainage system highlighted by JW as a success, continues to fail (we have photo/video evidence - have attached images from Jan ’25)
Why has Anglian Water approved diverting water into existing pipe at the southern end of the site -
- Drainage system down Braunston Rd already can’t cope with prolonged rainfall - water coming through existing drains down Braunston Rd (we have photo/video evidence).
Underground stream on southern end of site -
- Main cause of ongoing flooding issues to properties on Glebe Way, Hanbury Close and Braunston Rd
- Surface water seen on stream path during prolonged periods of rainfall (we have photo/video evidence)
- JW plan shows this will directly impact upon at least 14 of the new properties
- Pond created at foot of pylon can be larger than proposed attenuation feature (we have photo/video evidence)
- River of water appears along southern border with Braunston Rd during storm and prolonged rainfall (we have photo/video evidence)
- Currently more water emanates from this North site than from the Bellway South site, and development not started yet
- JW plan to divert even more water to this end of the site with their proposed surface drainage system
Bellway Homes site
- Flood Risk Assessment maps show distinct increase of Medium to High risk of flooding to the West (downhill) of the Bellway site since development has started (see attached images)
- This corresponds with a significant increase in flooding related issues experienced by residents living on Braunston Rd, Noel Ave, Harrington Way and Irwell Close (we have photo/video evidence)
Our very real concerns are that once JW start development ‘everyone’ bordering this North site and further down Braunston Rd is going to experience an increase in surface water flooding and damage. And worse than the residents bordering the Bellway site have had to experience...
